External mastic in Carmunnock

Carmunnock: your questions answered

I let a flat near Busby station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Is Carmunnock within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.

Where do you work from?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

How long does external mastic last?

There’s no fixed answer: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Our work comes with a 12-month guarantee.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Are you fully insured?

Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.

External mastic in Carmunnock, done properly

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. We’re often asked to deal with sealant that has lost its bond to the brick or render and rigid filler in a joint that should flex, across copings & trims, brickwork movement joints and render & cladding joints.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

Every job is covered by a one-year guarantee.

What affects the quote in Carmunnock

The price is agreed before any work begins. It’s based on:

  • The amount of work
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • The product the joint needs

A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

When you contact us, these details help:

  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved
  • Photos by email, if that is easy
  • What’s wrong with the joints now

It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, email us at info@mrmastic.co.uk.

Why it’s worth doing now in Carmunnock

Resealing a run of joints in one go is generally better than patching one at a time. Joints of the same age tend to fail together, and access only has to be arranged once. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.

How to look after the new joints

Aftercare is simple:

  • Make sure movement joints aren’t pointed over
  • Leave the joints unpainted unless we’ve said otherwise
  • Show decorators and builders where the movement joints are
  • Fix overflowing gutters above sealed joints

Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants aren’t designed to be painted.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick.

Walls and rooflines in Carmunnock

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. With historic houses such as Pollok House (about 4.2 miles north-west) nearby, there’s older building stock in the area around Carmunnock as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

In the older streets around Carmunnock Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain. For landlords with property near Busby station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

When something else is needed

We will not take on work that will not last, so these are the limits:

  • Cracked brickwork or render that needs a builder or plasterer
  • Render that is blown, hollow or coming away
  • Adding movement joints to masonry that has none

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Brickwork movement joints
  • Joints between brick and frames
  • Copings & trims
  • Concrete & block
  • Render & cladding joints
  • Façade panels

How it works

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a few hours for a handful of joints, longer for a whole elevation in most cases. Somewhere like Carmunnock may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Advice

Do you need external mastic in Carmunnock?

Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint and make things worse.

The problems people normally mention when they call include:

  • Sealant pulling away from one side of the joint
  • Failed sealant between panels on a façade
  • Rigid filler in a joint that should flex
  • Water getting into walls through failed joints

If you look after a building such as Castlemilk High School, larger buildings have long runs of movement joint that eventually need resealing.

What to look for in a quote

  • Whether you can choose the colour
  • Whether they seal over old material or remove it
  • What guarantee comes with the work
  • What happens if they find a problem under the old sealant

How to choose a mastic man

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
