Floor joint sealing in Carmunnock, done properly

Every floor moves a little, so its edges need a joint that can flex. We seal skirting gaps, tiled floor movement joints and concrete floor joints. We work on thresholds, concrete floor joints and tiled floors, and people most often call us about rigid edge joints in tiled floors and tiled floors with no room to move.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Big or small, it’s backed by our one-year guarantee in Carmunnock and across East Renfrewshire.

FAQs for Carmunnock

Will you come out to Carmunnock?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you cover Carmunnock for floor joint sealing?

Yes. We work across all of Scotland, and Carmunnock is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

How long does floor joint sealing take?

Most jobs take a few hours for most rooms, longer for large commercial floors, including preparation and clearing up. We’ll confirm how long when we quote.

Can you use decorators’ caulk instead?

Caulk cannot cope with movement or water. Floor edges move through the year, so we use a flexible sealant that stretches.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Ventilation helps.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.

Do you guarantee your work?

Yes. Every job comes with a one-year guarantee.

When can I walk on the floor?

You’ll get the times before we go. That depends on the product, and light foot traffic is generally fine before wet cleaning or wheels.

What affects the quote in Carmunnock

Call for a quick quote. The main things that affect it are:

  • Working hours on commercial sites
  • Access and height
  • How many areas need sealing
  • The size of the job

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Helping us quote

When you contact us, it’s useful to know:

  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is
  • Access, such as stairs, a lift or height

Want a quote for floor joint sealing? Please drop us a line at info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and give you a clear price before work begins.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

Surface by surface

Commercial floors

Commercial floors take more traffic than most homes. We talk through the traffic and choose a sealant suited to it.

Wet room and bathroom floors

Wet room floors rely on sound joints at the walls. We reseal it with a flexible silicone suited to wet areas.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a morning or an afternoon for most homes, including the tidy-up. Outside jobs in Carmunnock need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height
  • Plan for the work area to be out of bounds to pets and children

Looking after it afterwards

After the cure time, these simple habits help:

  • Do not slide heavy items over sealed joints
  • Vacuum floor joints regularly to stop grit building up
  • Cone off fresh joints until they’re ready
  • Check the sealant is paintable before decorating

Have a look at the joints once the heating season is over. Small gaps at the ends can be touched up early on.

Small gaps are quick to seal. Ignored, they fill with dirt and open further.

Floor joint sealing around Carmunnock

Floors around East Renfrewshire run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

If you let a flat or house near Busby station, a tidy floor and skirting joint helps a rental look ready for the next tenant. For site and facilities teams at buildings such as Castlemilk High School, entrance and corridor floor joints take a lot of traffic.

When to call us in Carmunnock

Concrete floor joints break down when traffic runs over open or failed joints. Hard wheels damage the joint edges until the joint widens.

These are the problems we’re asked about most:

  • Chipped and open joints in warehouse floors
  • Failed seals where bathroom floors meet baths and panels
  • Threshold joints that have opened or worn
  • Skirting that has pulled away from the floor

If you look after a church, hall or community building such as Carmunnock Parish Church, floor and skirting joints in halls and kitchens wear like any others.
