New build mastic for homes and businesses in Carmunnock

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. If you are still within the builder’s snagging or warranty period, tell them first, and if it is not put right, get in touch with us. We work on show homes, windows & doors and bathrooms & en suites, and people most often call us about frame joints opening as the plaster dries and leaking shower tray seals in a new home.

Around smaller Scottish places like Carmunnock, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Every job is covered by our one-year guarantee.

Carmunnock questions

Can you help a landlord with a rental near Busby station?

Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Do you cover Carmunnock for new build mastic?

Yes. Our work covers the whole of Scotland, and Carmunnock is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Do you take on second-fix sealing for builders?

Yes. Plot mastic and second-fix sealing for developers is part of our work. Send us the plot schedule and we will quote.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator.

Where do you work from?

Our base is in Crawley, and we work across South East England, London and Scotland.

Will you just run a new bead over the existing one?

No. Sealing over old sealant looks fine for a few weeks, then lifts. We remove every bit of the old bead before resealing.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

Surface by surface

Kitchens

Worktops in new homes can move slightly as the house dries, which opens gaps along the back. A fresh flexible bead closes them.

Plot handovers

Taking time over preparation reduces return visits. We clean out building dust before sealing and prime where the product needs it.

How the visit works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on the number of plots and we leave things clean and tidy. Around Carmunnock, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely, with no layer left behind.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky

New build mastic in Carmunnock: local notes

Carmunnock is in the west of Scotland, which is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

For new homes near Busby station, it’s worth checking the sealant early, while snags are still fresh. In and around Carmunnock, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

How we quote for new build mastic

Call for a quick quote. The main things that affect it are:

  • How much there is to do
  • How many rooms, windows or areas are involved
  • Access and height
  • Mould in or behind the old joints

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Roughly how big the job is
  • The problem you’ve noticed
  • Where the property is
  • If someone has resealed it before

Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.

When it isn’t the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Disputes or warranty claims with your builder
  • Settlement cracks that need a surveyor
  • Plumbing faults behind the sealant

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

What we seal

  • Show homes
  • Windows & doors
  • Plot handovers
  • Skirting & floors
  • Kitchens
  • Bathrooms & en suites

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Open a window or run the fan after bathing
  • Wipe joints with warm soapy water
  • Get a leaking seal dealt with straight away
  • Check bath and shower seals every few months as the house settles

Keep photos of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.

If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.
