About our new build mastic in Busby
In a new home, every joint should have a clean, even bead. Smeared, patchy or cracked sealant is worth sorting early, before water gets into the floor or walls. We’re often asked to deal with smeared, uneven beads picked up at snagging and skirting joints opening in the first winter, on windows & doors, plot handovers and bathrooms & en suites.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
There’s a 12-month guarantee on every job.

Leave it or put it right?
Sealant done properly at handover means fewer callbacks. Every return visit for a failed seal takes time, and they’re avoidable with good preparation. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Doing several joints on one visit normally makes better use of the time than several visits. You’ll get one clear quote for the whole job.

New build mastic around Busby
Busby is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
For new homes near Busby station, it’s worth checking the sealant early, while snags are still fresh.

The process
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes anything from a few hours to several days, depending on the number of plots in most cases. Outdoor work around Busby depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We look at why each joint failed, including any movement.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- Baths are filled with water, then the new sealant is applied.
- The finished joints are checked and the cure times given.
Preparing for the visit
- Mention if the joints have been sealed before
- Mention any sign-in or site rules at work premises
- Tell us if parking is tricky

Related advice
When to call us in Busby
Sealant is often one of the last jobs before handover. Joints are not always cleaned of dust or primed, so the bead never bonds properly.
These are the problems we’re asked about most:
- Messy sealant that spoils new finishes
- Beads laid onto grit and dust from the build
- Cracked caulk along new skirting
- Frame joints opening as the plaster dries
In and around Busby, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
What to look for in a quote
- How the joint is cleaned and prepared
- How much experience the applicator has
- How the colour is chosen
- Whether VAT is included

Skirting and floors
Gaps under skirting are one of the most common new-build snags. We seal it with a flexible sealant that copes with the movement.
Show homes
We seal show-home bathrooms, kitchens and frames. Tell us when the home is open so we can plan around it.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Honest limits
To be straight with you, there are a few things sealant will not fix:
- Leaks from pipes, valves or wastes, which need a plumber
- Cracking that points to a structural problem
- Broken tiles or a split tray
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

Busby: your questions answered
Will you come out to Busby?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Busby station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit.
Will you leave a mess?
Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.
Where are you based?
Our base is in Crawley, and we work across South East England, London and Scotland.
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Is it normal for sealant to crack in a new home?
There are usually two causes: movement as the house dries and settles, and sealant laid onto dust without primer. A proper reseal deals with both.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned.
Looking after it afterwards
After the cure time, these simple habits help:
- Open a window or run the fan after bathing
- Follow the cure time we give you
- Wipe joints with warm soapy water
- Act quickly if a seal starts to leak
Do not stand on the bath edge or the lip of the tray while the sealant cures. Report any movement in a bath or tray.
Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black saves a harder job later.
