- Sealant that has lost its bond to the brick or render
- Damp patches traced to an open external joint
- Movement joints filled with mortar instead of sealant
External mastic for homes and businesses in Busby
Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. Common call-outs are for movement joints filled with mortar instead of sealant and weeds or debris growing in open joints, across joints between brick and frames, concrete & block and façade panels.
Outside joints can only be sealed when they’re dry, so work in Busby depends on the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.
Big or small, you get the same 12-month guarantee.

Leave it or put it right?
Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. In a place like Busby, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

What happens on the day
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Busby need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit

Advice
How to look after the new joints
After the cure time, these simple habits help:
- Leave the joints unpainted unless we have said otherwise
- Get split or bare joints resealed while the damage is small
- Keep water from gutters off the wall
- Make sure movement joints are not pointed over
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.
Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.
Outside joints around Busby
With historic houses such as Pollok House (about 4 miles north-west) nearby, there’s older building stock in the area around Busby as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. Busby is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.
If you let a flat or house near Busby station, outside joints that have cracked can let damp into a rental, so check them between lets. Schools such as St Margaret Mary's Secondary School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Historic houses such as Pollok House, about 4 miles north-west, show how far back building around Busby goes.

Different surfaces, different methods
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. Their movement joints are sealed over backing rod with a flexible sealant.
Cladding and façade panels
If the façade has a specified sealant, that’s what we use. Send us any details you have about the façade.
What affects the quote in Busby
Jobs vary more than people expect. What affects the quote:
- How much old sealant there is and how hard it is to remove
- Any mould that needs treating
- How easy the joints are to reach
- How many areas need sealing
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Asking for a quote
What to tell us when you ask for a quote:
- Where the property is
- Access, such as stairs, a lift or height
- Photos by email, if that is easy
- Whether it has been sealed before

DIY versus a professional finish
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
When something else is needed
Sealant is not the answer to every problem, and we will tell you before we start. Sealant will not put right:
- Rising or penetrating damp from elsewhere in the wall
- Render that is blown, hollow or coming away
- Cracks in the bricks or render themselves, away from the joints
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Busby questions
Do you cover smaller places like Busby?
Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you cover Busby for external mastic?
Yes. Our work covers the whole of Scotland, and Busby is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
Where are you based?
We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.
Can you match the colour of my brickwork?
Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render.
Do you seal joints where cladding meets other materials?
Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces with primer where required.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
Why is there a gap in my brick wall?
A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It’s sealed with a flexible sealant, not mortar.
