Busby Remedial Sealant
Removing failed, mouldy or leaking sealant and putting it right for Busby, backed by a one-year guarantee. Ask us for a quote.
- A shower that leaks however often it’s resealed
- Mould trapped under a layer of silicone
- Wide, uneven beads that look worse than the old ones
How we handle remedial sealant in Busby
Movement and expansion joints fail when the sealant cannot stretch. We cut out the failed sealant and set the depth with backing, before resealing with a flexible product suited to the movement. Typical jobs include mould trapped under a layer of silicone and worktop sealant that has shrunk and split, on mouldy bath & shower sealant, leaking tray & enclosure joints and botched or over-sealed joints.
In and around a place like Busby, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.
The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Different surfaces, different methods
Worktops & kitchens
Shrunken worktop sealant leaves a gap that lets water into the back edge. We strip it, degrease the joint and reseal.
Leaking trays & enclosures
If the tray is cracked, or the leak is from the valve or waste, sealant won’t fix it. We say so rather than reseal.
What we can’t put right
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- A cracked shower tray or bath (that needs repair or replacing)
- Movement from fittings that are not supported
- Tiles that have come away from the wall
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Bathrooms and kitchens in Busby
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you look after a building such as St Margaret Mary's Secondary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Why deal with it now?
It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

What affects the quote in Busby
We quote each job individually. This is what makes a difference:
- How easy the joints are to reach
- How many areas need sealing
- The size of the job
- Any mould that needs treating
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.
Asking for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- If someone has resealed it before
- What the problem is, such as mould, gaps, leaks or cracking
- Pictures of the joints, sent by email
- Roughly how big the job is
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.
Questions from Busby
Do you cover smaller places like Busby?
Yes. Busby is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Busby station?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
Can you fix a reseal that hasn’t worked?
Yes. All the sealant comes out, we find out why it failed, and the joint is resealed properly.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status, and we are fully insured.
What do you need from me for a quote?
A short description and the location, plus pictures if you have them. If we need more, we’ll ask.
Do you take out the old sealant first?
Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.
What if the leak isn’t the sealant?
That’s why we look for the cause first. If the fault is elsewhere, you will know before any work is done.
Do you guarantee remedial jobs?
Yes, for 12 months. If we’ve pointed out another problem, getting it fixed helps the new joint last.
Common problems we fix in Busby
Silicone only bonds to surfaces that are clean and dry. Residue, moisture or dust left in the joint weaken the bond, so it starts lifting sooner than it should.
Common reasons people contact us are:
- Decorators’ caulk around a bath or shower
- Mould trapped under a layer of silicone
- Beads that never stuck properly
- A second bead peeling off the first
For landlords with property near Busby station, botched sealant from a previous quick fix is easier to strip out between tenants.
Before you book anyone
- How long the guarantee is
- Whether all the old sealant comes out first
- What preparation is included
- Which colour the sealant will be
How the visit works
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours for a typical bath or shower, longer where several layers have been applied. For a place like Busby, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by checking the joint for movement, leaks and the reason it failed.
- We strip the joint completely, removing any layers below.
- Next, any mould is treated and the joint dried.
- We use the right backing and sealant for any joint that moves.
- We tool the joint and tell you about anything else that needs attention.
Before we arrive
- Tell us about any water getting in
- Keep children and pets away from the work area
- Tell us about any previous sealing or DIY attempts
