Common questions in Stamperland

Can a failed shower seal in a tenement flat in Stamperland leak into the flat below?

It can. Tenement floors are generally timber, and water from a failed seal can find its way down to the flat below. It’s worth sorting sealant and grout before it gets that far.

Do you work for landlords with property near Clarkston station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Can you do several jobs on one visit?

Yes. Just list everything you need and you will get one quote.

Can old silicone be taken off without scratching the tiles?

Yes. We avoid heavy scraping and use the right cleaner for each surface.

How much does remedial sealant cost in Stamperland?

Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

Someone sealed over the old bead. Can you fix it?

Yes. Both layers come out; new silicone does not bond to old silicone, which is why over-sealing fails.

About our remedial sealant in Stamperland

Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, taking care not to scratch the surfaces around it. Only then can new sealant bond. We work on shrunken worktop sealant, mouldy bath & shower sealant and botched or over-sealed joints, and people most often call us about a second bead peeling off the first and dark patches showing through the sealant.

Stamperland is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, which is hard on sealant and grout.

The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Leave it or put it right?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and the residue left behind stops the next bead bonding. Careful removal is most of a remedial job. Private landlords in Stamperland must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

When it is not the sealant

To be straight with you, some problems need a different trade:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Older mastics that may need an asbestos check before removal
  • A cracked shower tray or bath (that needs repair or replacing)

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

Joints and surfaces we work on

  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Botched or over-sealed joints
  • Expansion joints
  • Mouldy bath & shower sealant

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

How to look after the new joints

So the new joints stay in good condition:

  • Do not point over movement joints
  • Keep bleach and abrasives off the bead
  • Act on a lifting corner right away
  • Don’t add new sealant on top of old

Go easy on the new sealant: no scraping, scouring pads or harsh chemicals.

Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into whatever is behind or below. Sorting it early limits the damage.

Different surfaces, different methods

Windows & doors

A frame that keeps leaking may not be the mastic. If the frame joint is not the cause, we will say so.

Movement & expansion joints

Joints filled with mortar, grout or rigid filler cannot move. We rake that out where it can be removed and seal with a flexible product.

The process

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. Expect the work to take a few hours for a typical bath or shower, longer where several layers have been applied, and we tell you how long to leave it before we go. For a tenement in Stamperland, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

How to prepare

  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive

Remedial sealant around Stamperland

Sandstone tenements are a big part of Glasgow’s housing, where most bathrooms sit above another flat. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Letting a property close to Clarkston station? Then botched sealant from a previous quick fix is easier to strip out between tenants. If you live in an older home near Williamwood Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Managing a site like St Margaret Mary's Secondary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
