Bathroom resealing for homes and businesses in Busby

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you’re dealing with new sealant laid over old sealant that is now lifting and damp behind the bath or under the tray, we can help, on baths, kitchen worktops & upstands and wet rooms alike.

Bathrooms in smaller places like Busby work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

You’re covered for a year from the day we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

What bathroom resealing looks like in Busby

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you look after a building such as St Margaret Mary's Secondary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep the fan on for a while after bathing
  • Look for lifting corners and small gaps now and then
  • Move toiletries away from the joint
  • Stick to a soft cloth and a mild cleaner

Keep water off the new bead until it has cured, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

Common problems we fix in Busby

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

People usually contact us when they notice something like this:

  • Mouldy sealant that has gone black
  • Failed sealant on the screen profile
  • New sealant laid over old sealant that is now lifting
  • Shrunken sealant along the back of a worktop

If you let a flat or house near Busby station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What your quote should include

  • Whether they’re fully insured
  • When the joint can take water or movement
  • Whether you can choose the colour
  • Whether VAT is included

Choosing a sealant specialist

Landlords, agents and businesses in Busby

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

Your questions about bathroom resealing in Busby

I let a flat near Busby station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Busby?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Where are you based?

We work from Crawley. We cover Busby and the rest of East Renfrewshire.

Can I add another job to the visit?

Yes, we can. More than one area can be quoted together.

My sealant has gone black. Can you sort it?

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Do you remove the old sealant?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

How the job changes by surface

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.

The process

You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes half a day or less for one room, longer when the kitchen is included for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Keep pets and children clear of the area while we work
  • Mention if the joints have been sealed before

Advice

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • A leaking waste, trap or valve
  • Cracks in the tray itself rather than the joint
  • Cracked or missing grout between tiles (that’s regrouting)

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
