About our remedial sealant in Patterton

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. We are often asked to deal with movement joints that have split or pulled away and gaps opening along the back of the worktop, on mouldy bath & shower sealant, shrunken worktop sealant and leaking tray & enclosure joints.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

There’s a 12-month guarantee on every job.

Why deal with it now?

Leaks that are left keep doing damage out of sight: wet floors, stained ceilings and swollen worktops. By comparison, sorting the joint is quick. Around Patterton, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

When it is not the sealant

Sealant is not the answer to every problem, and we will tell you before we start. Sealant will not put right:

  • Older mastics that may need an asbestos check before removal
  • Water damage behind tiles that needs a tiler
  • Cracks in the fitting rather than the joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Expansion joints
  • Botched or over-sealed joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Keep movement joints clear of mortar and paint
  • Keep the room well ventilated
  • Report a tray that rocks or a worktop that lifts
  • Check ceilings under showers for marks

If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start, so the old bead should always come out first.

If a joint has failed more than once, stop resealing it. Have someone find out why, otherwise the next attempt will fail too.

Do you need remedial sealant in Patterton?

Joint depth matters. A bead bonded on three sides, or laid too thick, cannot flex, so it tears when the joint moves. Backing sets the depth and stops that.

These are the problems we are asked about most:

  • Kitchen joints letting water behind the worktop
  • Wide, uneven beads that look worse than the old ones
  • Movement joints that have split or pulled away
  • Beads that never stuck properly

For site and facilities teams at buildings such as Eastwood High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Questions to ask before booking

  • Whether all the old sealant comes out first
  • Which colour the sealant will be
  • Is VAT in the price?
  • Whether they’re fully insured

Patterton questions

Do you cover Patterton for remedial sealant?

Yes, Patterton is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Do you cover smaller places like Patterton?

Yes, Patterton is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

What do you need from me for a quote?

A short description and the location, with photos by email if possible. If we need more, we’ll ask.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

How long does the work take?

That depends on how many layers there are and how many joints. We will tell you before we start.

Can you remove sealant that’s been put over old sealant?

Yes. We cut out all the layers and clean off the film, then the joint is resealed once.

How do I get a quote for remedial sealant in Patterton?

It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

Do you work for letting agents?

Yes, regularly. We can quote for several properties at once.

How it works

At the end, we look at the finished work together. The visit itself usually takes a few hours, depending on how many layers have to come out, depending on how much there is to do. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Tell us if parking is tricky
  • Keep pets and children clear of the area while we work

Getting a quote

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

Advice

Work for landlords, hotels and businesses

For anyone letting property in or around Patterton, several properties can be quoted together. Send us the addresses and the work at each.

We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.

Bathrooms and kitchens in Patterton

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

For landlords with property near Patterton station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
