New build mastic in Stamperland

New build mastic in Stamperland, done properly

A new build should have a neat, sound bead at every joint. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water reaches anything behind it. If you are dealing with shower seals failing in the first year or two and smeared, uneven beads picked up at snagging, we can help, on plot handovers, bathrooms & en suites and windows & doors alike.

New flats and houses are still being built in and around Scotland’s cities, and in new homes, sealant and floor joints are often among the first snags.

You get a 12-month guarantee, the same in Stamperland as everywhere else we work.

Common questions in Stamperland

I let a flat near Clarkston station. Can you help?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Is there a guarantee on new build mastic in Stamperland?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

What colour sealant will you use?

The colour is chosen to suit the tiles, worktop or frame. Tell us what you’d like when you get a quote.

Can you reseal over the builder’s sealant?

No. We always remove the existing bead, then clean and prime the joint, and a new bead applied.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint before we leave.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected.

Can you work from my snagging list?

Yes. Send it with photos and we’ll quote for the sealant items. If something is not sealant, we will say so.

The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the number of plots. In a city area like Stamperland, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Preparing for the visit

  • Tell us about any water getting in
  • For indoor joints, keep the area dry beforehand if you can
  • Mention if the joints have been sealed before

What affects the cost of new build mastic

For a quick quote, just ask. The main things that affect it are:

  • How many rooms, windows or areas are involved
  • Which sealant suits the joint
  • Whether there’s mould to deal with
  • Whether the work is at height

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Helping us quote

You do not need to know the technical terms. Just tell us:

  • Any previous sealing or DIY work
  • The address or postcode of the job
  • Access, such as stairs, a lift or height
  • The rough size of the job

For new build mastic in Stamperland, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and you will get a clear quote before we start.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Leaks from pipes, valves or wastes, which need a plumber
  • Baths and trays that move too much for sealant to cope with
  • Settlement cracks that need a surveyor

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we’re called out for in Stamperland

Sealant is often one of the last jobs before handover. Dusty, unprimed joints are common, and the sealant sits on grit instead of the surface.

The problems people normally mention when they call include:

  • Leaking shower tray seals in a new home
  • Cracked sealant around new window and door frames
  • Sealant that never bonded to the surface
  • Untidy sealant flagged on a snagging list

If you’ve bought a new home near Clarkston station, the sealant around baths, showers and frames is worth checking in the first year or two.

What to look for in a quote

  • What happens if they find a problem under the old sealant
  • How much experience the applicator has
  • Whether they’re fully insured
  • Whether they seal over old material or remove it

10 questions to ask before you book

How the job changes by surface

Skirting and floors

Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. We seal them with a sealant suited to wet areas.

Windows and doors

On new builds, external frame sealant can be patchy. It’s resealed with an exterior sealant suited to the frame and wall.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

New homes and floors in Stamperland

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. The west of Scotland is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
