Floor joint sealing for Stamperland homes and businesses

Joints and finishes in Stamperland homes

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Glasgow run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

If you look after a church, hall or community building such as Williamwood Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear. Managing a site like St Margaret Mary's Secondary School? Then floor and threshold joints in busy corridors wear quickly and are best resealed early.

About our floor joint sealing in Stamperland

Tiled floors can crack along the grout when there’s no room for movement. We can turn a line of grout into a movement joint by replacing it with flexible sealant coloured to suit the grout. Typical jobs include skirting that has pulled away from the floor and failed joint filler in concrete floors, on thresholds, tiled floors and skirting boards.

In older Scottish city flats, floors are often timber over joists, so skirting joints open and close through the year. For a flat in Stamperland, a flexible sealant copes with that movement where filler would crack.

Whatever the size of the job, it’s backed by our one-year guarantee in Stamperland and across Glasgow.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Do not paint over silicone
  • Lift furniture rather than dragging it across joints
  • Avoid caulk in bathrooms and kitchens
  • Keep heavy wheels off new concrete joints until cured

Lift furniture rather than sliding it over sealed joints. Dragging can tear the bead.

Cracks along tile grout lines come back unless the movement is dealt with. A flexible joint added early helps protect the tiles themselves.

Honest limits

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Loose, hollow or cracked tiles, which need a tiler
  • Bouncy or failing floorboards
  • Structural movement or subsidence

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Stamperland: your questions answered

Can you help a landlord with a rental near Clarkston station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Can you do floor joint sealing in Stamperland?

Yes, Stamperland is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.

What causes gaps between the floor and skirting?

Usually it’s movement: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible bead keeps up with the movement.

Do the sealants smell?

Some sealants have a smell while they cure. Opening a window helps.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.

How long will you be here?

Most jobs take a morning or an afternoon for most homes, including the preparation. We’ll confirm how long when we quote.

Do you offer different sealant colours?

We help you choose a colour that suits. The product needed can limit the range.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

What the job involves on each surface

Thresholds

Thresholds between rooms meet two floors and often a door frame. A flexible sealant suits both floor finishes.

Skirting boards

Skirting-to-floor joints are a regular job for us. We take out any cracked caulk before sealing so the bead sits on a clean surface.

How it works

We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. It normally takes a few hours, depending on the length of joint. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Stamperland, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about parking restrictions

When to call us in Stamperland

Wheels crossing an unfilled concrete joint chip its edges. Hard wheels damage the joint edges until the joint widens.

The most common problems we see are:

  • Failed joint filler in concrete floors
  • Gaps opening between the floor and skirting
  • Grout used at the floor edge instead of sealant
  • Threshold joints that have opened or worn

Rented homes near Clarkston station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant.
