How floor joint sealing works in East Renfrewshire

Tiled floors can crack along the grout when there’s no room for movement. We can turn a line of grout into a movement joint by replacing it with flexible sealant in a matching colour. We are often asked to deal with cracked grout where a tiled floor needs a movement joint and cracked caulk along skirting in bathrooms and kitchens, across thresholds, concrete floor joints and commercial floors.

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for most rooms, longer for large commercial floors.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

What you will pay

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

New homes and floors across East Renfrewshire

East Renfrewshire has everything from older homes with timber floors to brand-new houses. Floors move and new buildings settle, so skirting and floor joints open up in both.

We work across all of Scotland, from the cities to the islands, and East Renfrewshire is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast.

Newton Mearns: For landlords with property near Patterton station, open skirting and floor joints collect dirt and water, so seal them while the property is empty. Schools such as Mearns Castle High School are buildings too, and entrance and corridor floor joints take a lot of traffic.

What affects the cost of floor joint sealing

The quote reflects the job in front of us. We look at:

  • How much there is to do
  • Access and height
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.

Asking for a quote

What to tell us when you ask for a quote:

  • Any access issues, like height or stairs
  • A few pictures by email, if you can
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now

We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, drop us a line at info@mrmastic.co.uk.

Looking after it afterwards

After the cure time, these simple habits help:

  • Sweep along the edges of the floor
  • Check the sealant is paintable before decorating
  • Look at floor joints each spring
  • Do not fill floor joints with caulk where they move or get wet

Avoid flooding the floor when you clean. Less water at the edges helps the joints last.

In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.

Why act early?

Regrouting a cracked line in a tiled floor rarely fixes it. If the floor needs to move there, the grout will crack again. Replacing that line with flexible sealant gives it somewhere to go.

What your quote should include

  • What insurance they hold
  • When the joint can take water or movement
  • What happens if the job turns out different
  • How the colour is chosen

When it isn’t the sealant

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Failed waterproofing under a wet room floor
  • Movement too big for a sealant joint
  • Floors that are uneven or need levelling

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

East Renfrewshire: your questions answered

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Are you insured?

Yes. Mr Mastic is fully insured.

Can you reseal concrete floor joints in an industrial unit?

Yes, including warehouses, units, shops and offices. Work can be planned around your hours, and out-of-hours work can be arranged.

How long does floor joint sealing take?

It depends on the size of the job, but most jobs take a few hours for most rooms, longer for large commercial floors. We will give you a better idea when we quote.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
