Regrouting across East Renfrewshire: what to expect

Most regrouting jobs include resealing too. Grout is for the joints between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. We work on wet rooms, shower walls and kitchen splashbacks, and the jobs we see most are kitchen splashback grout stained by grease and crumbling grout between the tiles.

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours for a shower enclosure, longer for a whole room from start to finish.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Near you in Newton Mearns

The nearest railway station is Patterton station, roughly 1.1 miles north of the centre. Well-known places in the area include Leverndale Hospital (4.3 miles north) and Mearns Castle (0.9 miles east). The countryside around Newton Mearns includes Neilston Pad and Brother Loch.

Bathrooms and kitchens across East Renfrewshire

East Renfrewshire has homes of every age, old and new, with plenty of rented property in places like Newton Mearns, Barrhead and Giffnock. Regrouting keeps bathrooms and kitchens watertight and looking cared for.

The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across East Renfrewshire.

Newton Mearns: If you let a flat or house near Patterton station, a regrout while the flat is empty is quicker than working around a tenant. Schools such as Mearns Castle High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Stick to mild products for cleaning grout
  • Use a squeegee on the tiles after showering
  • Get any tile that moves checked promptly
  • Clean with a soft brush, not anything metal

Keep an eye on the silicone in the corners. Corners flex, so the sealant there will need renewing in time.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.

Signs you need regrouting

Poor ventilation keeps grout damp, and damp grout is where mould grows. Black marks that come back after cleaning are often in the grout itself.

If you can see any of these, it’s time to have the joints looked at:

  • Greasy, stained grout behind the hob
  • Discoloured grout on otherwise sound tiles
  • Floor grout that won’t come clean
  • A grout colour that no longer suits the room

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

When it isn’t the sealant

In fairness, some problems need a different trade:

  • A structure that flexes behind the tiles
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Tiles that are chipped or split

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Common questions in East Renfrewshire

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover East Renfrewshire.

Are you fully insured?

Yes. We’re fully insured for domestic and commercial work.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
