Floor joint sealing in College Milton: local notes
Across South Lanarkshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
If you let a flat or house near Hairmyres station, gaps at skirtings and thresholds are worth sealing between tenancies.

Floor joint sealing for homes and businesses in College Milton
We seal floor joints in homes, offices and commercial buildings across College Milton. Each job starts with looking at the floor and the gap, because the right sealant depends on both. We are often asked to deal with gaps at thresholds between rooms and grout cracking in a straight line across a floor, on concrete floor joints, commercial floors and tiled floors.

Leave it or put it right?
Leaving skirting gaps until the next decorating job lets dirt and draughts in. It’s a quick job to seal them now in most rooms. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Doing several joints on one visit generally makes better use of the time than several visits. You will get one clear quote for the whole job.
Why us?
- Fully insured
- ARBOMaster approved applicator
- Anti-fungal silicone where joints get wet
- Experience in homes, commercial sites and hotels
Take a look at our cost guide or our reviews.
What we can’t put right
New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:
- Floors that are uneven or need levelling
- A tiled floor that needs relaying
- Leaks from a failed tanking system
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.
What we seal
- Commercial floors
- Thresholds
- Tiled floors
- Wet room & bathroom floors
- Concrete floor joints
- Skirting boards
What happens on the day
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for most rooms, longer for large commercial floors. For a place like College Milton, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First we check the joint and the floor and agree which sealant suits it.
- Old caulk, grout or sealant is removed from the joint.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- The sealant goes in, chosen for the floor and coloured to suit it.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Let us know about earlier repairs to the joints
- Mention any leaks or damp you’ve noticed

College Milton: your questions answered
I let a flat near Hairmyres station. Can you help?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Is College Milton within the area you cover?
Yes. College Milton is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
My floor grout keeps cracking in a line. Can you help?
Often, yes. Straight cracks in grout often show where a movement joint was needed. We rake out that line and seal it with flexible sealant.
Can you seal over the old sealant?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Are you ARBOMaster approved?
Yes. We’re approved under the ARBOMaster scheme.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Can I choose the sealant colour?
In most cases you can choose. We’ll tell you which colours the right product comes in and agree one before any work starts.
Common problems we fix in College Milton
Concrete floor joints break down when traffic runs over open or failed joints. Pallet trucks and trolleys knock the edges away.
People generally contact us when they notice something like this:
- Floor edges that trap water and grime
- Gaps between floors and kitchen plinths
- Grout used at the floor edge instead of sealant
- Concrete floor joints that have broken down
Schools such as Duncanrig Secondary School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.
Questions to ask before you book
- Which colour the sealant will be
- What happens if they find a problem under the old sealant
- How the surfaces are prepared before sealing
- Whether they seal over old material or remove it
Looking after it afterwards
To keep the joints looking good and working properly:
- Walk round the room once a year and look at the edges
- Check the sealant is paintable before decorating
- Use furniture pads near skirting
- Avoid caulk in bathrooms and kitchens
Keep heavy furniture from dragging across the joints. Dragging can tear the bead before it has fully cured.
A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier.
Should I try it myself first?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
