External mastic for homes and businesses in Dunlop
For buildings in Dunlop, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean joint faces and the right depth. If you have panel joints letting water in and damp patches traced to an open external joint, we can help.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

How it works
The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. The job generally takes a few hours to a few days, depending on the length of joint and the access, and we tell you how long to leave it before we go. For a place like Dunlop, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit
- Let us know about parking restrictions
- Plan for the work area to be out of bounds to pets and children
- Tell us about access, such as stairs, a lift or high-level joints

Dunlop questions
Is Dunlop within the area you cover?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you work for landlords with property near Dunlop station?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
What does external mastic cost?
Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few photos.
Is it OK to seal over old sealant?
No. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Can you do several jobs on one visit?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Is the work guaranteed?
Yes, always. Each job is guaranteed for twelve months.
Will the old sealant be removed?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
When something else is needed
Sealant is not the answer to every problem, and we will tell you before we start. It won’t solve:
- Cracks in the bricks or render themselves, away from the joints
- Structural movement, which needs a surveyor or engineer
- Damp that isn’t coming from the joint
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
What we are called out for in Dunlop
If plants are growing out of a joint, the sealant has generally failed or was never there. Roots and dirt hold water against the wall and speed up the damage.
These are the problems we’re asked about most:
- Sealant pulling away from one side of the joint
- Old sealant gone brittle and cracked
- Brick movement joints where the sealant has split
- Failed sealant between panels on a façade
If you look after a building such as Clandeboye School, its movement joints, gutters and trims need looking after like any other building’s.
What to look for in a quote
- Whether the sealant suits the joint
- How the colour is chosen
- Whether they’re fully insured
- What preparation is included
Walls and rooflines in Dunlop
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
For an older house near a landmark such as Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain. For landlords with property near Dunlop station, outside joints that have cracked can let damp into a rental, so check them between lets.

Why it’s worth doing now in Dunlop
Running new sealant over the old bead rarely lasts. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Quotes for external mastic in Dunlop

- The product the joint needs

- How much old sealant there is and how hard it is to remove
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
