New build mastic in Dunlop, done properly

New homes move as they dry out. Timber dries and shrinks, and baths and trays settle, so sealant that was laid quickly before handover often cracks. We work on windows & doors, skirting & floors and kitchens, and common reasons people get in touch are smeared, uneven beads picked up at snagging and gaps between new skirting and floors.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

There’s a 12-month guarantee on every job, large or small.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Photograph failed sealant before it’s redone
  • Report sealant problems to your builder during the snagging period
  • Follow the cure time we give you
  • Don’t seal over failed sealant yourself

Keep photos of the joints and any snagging correspondence with your builder. It helps if anything else comes up during the warranty period.

Do not let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you so report it promptly.

What happens on the day

The work is kept neat and contained to the area we are working on. Expect the work to take anything from a few hours to several days, depending on the number of plots, and we tell you how long to leave it before we go. Around Dunlop, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. We cut out every bit of the failed or messy sealant.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. We check every joint and tell you how long each needs to cure.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Mention any tricky access
  • For indoor joints, keep the area dry beforehand if you can

Your questions about new build mastic in Dunlop

Can you help a landlord with a rental near Dunlop station?

Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Will you come out to Dunlop?

Yes, Dunlop is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Will there be a smell?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used before we leave.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Why act early in Dunlop

It often makes sense to do all the sealant items on a snagging list together. You get one visit and one clear quote to plan around. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first.

Why choose Mr Mastic in Dunlop

  • Anti-fungal silicone where joints get wet
  • White, clear, grey or coloured to suit, where the product allows
  • Homes, businesses and hotels
  • We agree the colour with you first

Joints and finishes in Dunlop homes

The west of Scotland is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

For new homes near Dunlop station, it’s worth checking the sealant early, while snags are still fresh.

Quotes for new build mastic in Dunlop

There’s no set price list, because jobs vary so much. The quote depends on:

  • Which sealant suits the joint
  • Any working-time requirements on site
  • Whether there’s mould to deal with
  • How easy the joints are to reach

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

What we need to know

What to tell us when you ask for a quote:

  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • Where the job is, and your postcode
  • A few photos by email, if you can

Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Common problems we fix in Dunlop

When the heating goes on in the first winter, the house dries fast. Gaps open along skirting, frames and worktops and cracked sealant shows up.

The problems people usually mention when they call are:

  • New-build shower sealant that has already split
  • Smeared, uneven beads picked up at snagging
  • Sealant applied over dusty or wet surfaces
  • Internal frame sealant that has split

Around Dunlop, as everywhere, new build mastic is only as good as the preparation behind it.
