Window Mastic in Dunlop
Mastic around window and door frames, sills and patio doors for homeowners, landlords and businesses in Dunlop. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Leaking joints at the ends of sills
- Draughts coming in around windows and doors
- Old mastic that has gone black or come away
Surface by surface
Patio & French doors
Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.
How we handle window mastic in Dunlop
Around Dunlop we seal all kinds of frames: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. If you have mastic that has split away from the wall and old mastic that has gone black or come away, we can put it right, on composite doors, timber windows & doors and window sills alike.
Mastic can only go onto a dry joint, so outside work in Dunlop depends on the weather. Tell us about access to all the windows and doors, upstairs included.

Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Do you need window mastic in Dunlop?
Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.
Signs it’s time to call us include:
- Draughts coming in around windows and doors
- Water coming in at the bottom corners of a door
- Cracked sealant at the sill ends
- White mastic on grey or black frames
Rented homes near Dunlop station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.
What your quote should include
- What happens if they find a problem under the old sealant
- When the joint can take water or movement
- How much experience the applicator has
- The length of the guarantee
What happens on the day
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a morning for a couple of windows and a door. Outdoor work around Dunlop depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Before we arrive
- Clear the area around the work
- Mention if the joints have been sealed before
- Tell us if parking is tricky

We won’t take on work that won’t last, so here’s what sealant can’t put right:

- Penetrating damp from a failed cavity tray or render
- Broken hinges, locks or handles

Why act early in Dunlop
If you are painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. In an older home around Dunlop, damp from a failed joint can get into timber and plaster.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

Yes. Indoors, we seal between the frame and the plaster or reveal.

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

The location, the problem and the rough size of the job. Photos by email help too.
Do the sealants smell?
Possibly a little. It fades as the sealant cures, and ventilation helps.

The work takes most of a day for a typical house, less for a few frames. Access and the amount of old mastic make the biggest difference.
Do you guarantee window mastic?
Yes. Every job comes with our 12-month guarantee, and we’re ARBOMaster approved applicators.
