Sand mastic in Dunlop

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sand mastic in Dunlop

On many period windows, sand mastic looks right and suits the building. Newer frames normally get a flexible sealant instead and we will explain which is best for yours. We’re often asked to deal with old cement repairs round a window that have failed and tired mastic found when preparing windows for paint, on stone surrounds, timber door frames and brick reveals.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Landlord and commercial work in Dunlop

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Ask a joiner to look at soft timber first
  • Ask the planning authority about consent for listed or conservation-area homes
  • Keep sills and gutters clear so water drains away
  • Take care around the mastic when scraping paint

Don’t run silicone over the new mastic. If you see a crack, ask us to take a look before trying a quick fix.

Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.

Surface by surface

Timber door frames

Sand mastic is used round timber door frames too. The method is the same as for windows.

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We work on single windows or whole elevations.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes a few hours per window, depending on the condition of the joints, depending on how much there is to do. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We check each window surround and the condition of the joint.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • Let us know about parking restrictions
  • On commercial sites, let us know about site rules
  • Clear the area around the work

Advice

What affects the cost of sand mastic

You’ll get a clear quote before any work starts. It takes into account:

  • How easy the joints are to reach
  • Working hours on commercial sites
  • How much there is to do
  • Which sealant suits the joint

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

Helping us quote

To make quoting easier, let us know:

  • The problem you’ve noticed
  • If someone has resealed it before
  • A few pictures by email, if you can
  • Any access issues, like height or stairs

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved and give you a clear quote.

Dunlop: your questions answered

Is Dunlop in your area for sand mastic?

Yes. We work across all of Scotland, and Dunlop is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Will you come out to Dunlop?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Is sand mastic better than silicone for my windows?

It depends on the window. Period windows in stone or brick generally suit sand mastic, while modern frames normally get a flexible sealant.

Can you match the sealant colour?

Most of the time, yes. We’ll explain which colours are available and agree one before work begins.

Can old silicone round a sash window be swapped for sand mastic?

Yes. We remove the silicone and clean the joint before the sand mastic goes in.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Signs you need sand mastic in Dunlop

Rain on the window surround works into any crack and pushes it out. Exposed elevations normally fail first.

These are the problems we’re asked about most:

  • Open joints round the window box
  • Window mastic to renew ahead of painting
  • Failed mastic on an exposed elevation
  • Cracked mastic round a front door frame

For landlords with property near Dunlop station, any sash windows need sound mastic to keep draughts and rain out.

What your quote should include

  • What preparation is included
  • Whether they seal over old material or remove it
  • Which sealant they’ll use, and why
  • Whether VAT is included

Frames and glazing around Dunlop

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Dunlop is in the west of Scotland, which is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.

If you look after a building such as Clandeboye School, its window and door frames need their mastic kept sound, just like a home’s. For an older house near a landmark such as Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Dunlop is about 7 miles north of Kilmarnock, in East Ayrshire. Dunlop gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Our area takes in 53 places across East Ayrshire, large and small. Glasgow is on our list too, about 14 miles from Dunlop.

Here we cover the KA3 postcode area for sand mastic. That includes homes and businesses on Station Road, Main Street and Livingston Terrace and the roads around them. If you are just outside Dunlop, we cover Burnhouse (2 miles west), Barony and Castle of Corsehill (2 miles south), Lugton (2 miles north), Stewarton (2 miles south) and Greenhills (2 miles west). Within a short drive, we also cover Kilmarnock (7 miles south), Annanhill (7 miles south), Galston (10 miles south-east), Mauchline (15 miles south-east), New Farm Loch (7 miles south) and Bonnyton (7 miles south).
