How we handle window mastic in Burnhouse

The new joint does not have to be white. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. Common call-outs are for gaps where the sill meets the wall and a bead that doesn’t match the frame, on composite doors, aluminium frames and patio & French doors.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Big or small, it’s backed by our one-year guarantee in Burnhouse and across North Ayrshire.

Landlord and commercial work in Burnhouse

For anyone letting property in or around Burnhouse, several properties can be quoted together. Send us the addresses and the work at each.

Letting agents and landlords in Burnhouse can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for.

Surface by surface

Patio & French doors

Heavy door frames can move more than windows. A flexible sealant copes with that without cracking.

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We’ll tell you if that is what we find.

What window mastic looks like in Burnhouse

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Historic houses like Girgenti House (about 4.3 miles south) are a reminder that the area around Burnhouse has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Letting a property close to Dunlop station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Girgenti House, about 4.3 miles south, is one of the historic houses in the wider area around Burnhouse.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Damp problems in the wall away from the window
  • A frame that has rotted at the joint
  • Draughts through the window seals rather than the frame

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

Questions from Burnhouse

Will you come out to Burnhouse?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Dunlop station?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

How much does window mastic cost in Burnhouse?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Where do you work from?

We work from Crawley. We cover Burnhouse and the rest of North Ayrshire.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.

Is the work guaranteed?

Yes, for 12 months. A yearly look at the joints helps them last.

What do you need from me for a quote?

Let us know what needs doing and where, with photos by email if possible. We’ll ask anything else we need to know.

Why deal with it now?

Failed mastic isn’t a reason to replace sound windows. If the frames and glass are in good order, resealing the joints is often all that is needed. Problems with the glass or gaskets are for a window company, and we’ll say so. In an older home around Burnhouse, damp from a failed joint can get into timber and plaster.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

When to call us in Burnhouse

Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. A sealant that cannot keep up eventually tears.

Look out for any of the following:

  • Draughts coming in around windows and doors
  • Damp patches on the reveal after heavy rain
  • Leaking joints at the ends of sills
  • Cracked internal joints between frame and plaster

For site and facilities teams at buildings such as Clandeboye School, larger buildings have plenty of frames, and the mastic around each one ages.

Choosing a sealant specialist

What happens on the day

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. It generally takes a few hours for a handful of frames, longer for a whole house. Somewhere like Burnhouse may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Clear items away from the joints we’re working on
  • Let us know about earlier repairs to the joints

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Wash the frames with mild soapy water
  • Repaint timber before it’s bare
  • Walk round the house once a year and look at the joints
  • Clear any debris from frame drain holes

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.
