Honest limits

To be straight with you, there are a few things sealant will not fix:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Failed tanking or loose tiles behind the sealant

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

Remedial sealant in Dunlop

Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all need stripping out before the joint can be done properly. Common call-outs are for a second bead peeling off the first and dark patches showing through the sealant, on shrunken worktop sealant, failed movement joints and expansion joints.

A bathroom in a place like Dunlop gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

The process

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. Around Dunlop, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

Before we arrive

  • Move anything stored near the joints
  • Keep children and pets away from the work area
  • Tell us about any previous sealing or DIY attempts

How the job changes by surface

Mouldy bath & shower sealant

Where mould keeps coming back, ventilation is generally part of the cause. We will reseal and tell you if extraction looks to be the issue.

Worktops & kitchens

Kitchen joints hold grease and residue, so we spend extra time cleaning.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Dunlop: your questions answered

Do you cover smaller places like Dunlop?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Dunlop station. Can you help?

Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Does remedial work come with a guarantee?

Yes. Our one-year guarantee covers the work, and we’re ARBOMaster approved.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

How long does remedial resealing take?

Longer than a simple reseal, because every layer has to come out. Most jobs take a few hours.

Do you offer different sealant colours?

Generally, yes. White, clear and grey are common, and other colours are available, and we’ll agree it with you first.

Can you strip sealant from an acrylic tray safely?

Yes. Careful removal is most of a remedial job, especially on acrylic, enamel and uPVC.

Why it’s worth doing now in Dunlop

Adding more sealant is the usual quick fix, and it rarely works. It doesn’t grip the old layer, leaving the leak in place and one more layer to cut out later. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Dunlop homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For site and facilities teams at buildings such as Clandeboye School, we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Dunlop station, a joint that keeps failing is best fixed properly while the property is empty. Homes close to Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Get the cause of a repeat leak found before resealing
  • Deal with small splits early
  • Air the bathroom so the sealant can dry
  • Look for stains below bathrooms now and then

Keep an eye on the joint at first, especially if movement was the problem. If anything changes, just send an email to info@mrmastic.co.uk.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.
