Questions from Barony and Castle of Corsehill

Will you come out to Barony and Castle of Corsehill?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Stewarton station?

Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

What’s an expansion joint in brickwork?

A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It’s sealed with a flexible sealant, not mortar.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can you seal over the old sealant?

No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

When will the joints need doing again?

It depends on the exposure, the movement and the product. Treat it as a maintenance item and look at it yearly.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

External mastic in Barony and Castle of Corsehill, done properly

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We take the old material out and do it properly. We work on concrete & block, façade panels and render & cladding joints, and the jobs we see most are plants rooting in failed movement joints and sealant pulling away from one side of the joint.

External sealant needs dry surfaces, so outdoor work around Barony and Castle of Corsehill is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What the job involves on each surface

Render joints

Rendered walls have joints at beads, openings and changes of material. They’re resealed in a sealant that suits the render.

Copings and trims

A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.

How it works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. Outdoor work around Barony and Castle of Corsehill depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Before we arrive

  • Clear items away from the joints we are working on
  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any water getting in

Advice

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Leave the joints unpainted unless we’ve said otherwise
  • Keep movement joints as flexible joints, not mortar
  • Wash walls gently around the sealant
  • Have failed joints looked at early

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

What external mastic looks like in Barony and Castle of Corsehill

Barony and Castle of Corsehill is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

If you look after a building such as Stewarton Academy, larger buildings have long runs of movement joint that eventually need resealing. Homes close to John Knox Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain. For landlords with property near Stewarton station, split movement joints are easy to miss on a rental until damp shows inside.

Why deal with it now?

Water gets in through a failed movement joint, behind render and cladding. Resealing early keeps the job to the joint itself, rather than the wall around it. Around Barony and Castle of Corsehill, water from a failed joint in an older stone home can soak into timber and plaster.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
