External mastic for homes and businesses in Barony of Peacockbank

A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. If you have weeds or debris growing in open joints and movement joints filled with mortar instead of sealant, we can put it right, on brickwork movement joints, joints between brick and frames and render & cladding joints alike.

In and around a place like Barony of Peacockbank, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Surface by surface

Cladding and façade panels

Panels heat up and cool down quickly, so the joint sealant has to cope with frequent movement. We choose the product to suit.

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. Where one has been mortared, we cut it out and reseal it with sealant.

For landlords and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we’re fully insured for the work.

Barony of Peacockbank buildings and the weather

Barony of Peacockbank is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain. With historic houses such as Girgenti House (about 3.5 miles west) nearby, there’s older building stock in the area around Barony of Peacockbank as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

If you let a flat or house near Stewarton station, outside joints that have cracked can let damp into a rental, so check them between lets. Schools such as Stewarton Academy are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Signs you need external mastic in Barony of Peacockbank

Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.

If you can see any of these, it’s time to have the joints looked at:

  • Hard, crazed mastic that has stopped moving
  • Water getting into walls through failed joints
  • Weeds or debris growing in open joints
  • Panel joints letting water in

In the older streets around Stewarton Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

What your quote should include

  • What product goes in the joint
  • How the joint is cleaned and prepared
  • Who turns up on the day
  • Which colour the sealant will be

Barony of Peacockbank: your questions answered

Is Barony of Peacockbank in your area for external mastic?

Yes. We work across all of Scotland, and Barony of Peacockbank is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do you cover smaller places like Barony of Peacockbank?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is there a guarantee?

Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

How long does external mastic last?

There’s no fixed answer: joints on exposed walls or with a lot of movement age sooner. Check them each year and reseal when they split or harden. Every job carries our 12-month guarantee.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Do you work for landlords and businesses?

Yes. As well as householders, we work for landlords, agents, businesses and hotels in Barony of Peacockbank.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Leave the joints unpainted unless we have said otherwise
  • Avoid pressure-washing directly into sealant joints
  • Make sure movement joints are not pointed over
  • Deal with leaking gutters that soak the joints below

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

When something else is needed

New sealant cannot fix everything, and we will tell you before any work starts. It won’t solve:

  • Adding movement joints to masonry that has none
  • Cracked brickwork or render that needs a builder or plasterer
  • Failed render or damaged cladding panels

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to several days, depending on the building from start to finish. Around Barony of Peacockbank, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Before we arrive

  • Mention any parking rules near the property
  • Let us know about earlier repairs to the joints
  • Keep children and pets away from the work area

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
