External Mastic in Lady's Well
Our applicators work in Lady's Well on sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Plants rooting in failed movement joints
- Joints where the bead has come unstuck
- Water getting into walls through failed joints
Why deal with it now?
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. Around Lady's Well, water from a failed joint in an older stone home can soak into timber and plaster.
What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

External mastic for homes and businesses in Lady's Well
On houses, flats and commercial buildings across Lady's Well, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. If you have joints pointed up with cement by mistake and joints where the bead has come unstuck, we can put it right.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
We stand behind the work with a one-year guarantee, so you are covered after we have gone.

What else we do in Lady's Well
What we’re called out for in Lady's Well
Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, so it pulls away from the edges.
The most common problems we see are:
- Joints where the bead has come unstuck
- Failed seals between different materials
- Brick movement joints where the sealant has split
- Damp patches traced to an open external joint
Girgenti House, about 3.5 miles north-west, is one of the historic houses in the wider area around Lady's Well.
What to look for in a quote
- Whether you can choose the colour
- How much experience the applicator has
- When the joint can take water or movement
- The length of the guarantee
Lady's Well buildings and the weather
With historic houses such as Girgenti House (about 3.5 miles north-west) nearby, there’s older building stock in the area around Lady's Well as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.
Letting a property close to Kilmaurs station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. Schools such as Grange Academy are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Common questions in Lady's Well
I let a flat near Kilmaurs station. Can you help?
Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Will you come out to Lady's Well?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is there any odour?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
When will the joints need doing again?
There’s no fixed answer: joints on exposed walls or with a lot of movement age sooner. A yearly look will tell you when they need doing. Every job carries our one-year guarantee.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit.
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.
Can you seal over the old sealant?
No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
The process
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the size of the job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Before we arrive
- Clear the area around the work
- For business premises, tell us about site rules or sign-in
- Let us know if you’ve seen damp or leaks

Advice
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Fix overflowing gutters above sealed joints
- Look over the joints every year, ideally after winter
- Make sure movement joints aren’t pointed over
- Point out the joints to other trades
Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint.
Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.
Can I do it myself?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
