Lady's Well Glazing Silicone
We cover Lady's Well for glazing silicone for conservatories, rooflights, glass panels and shower screens. Old material cut out, joints cleaned and sealed neatly.

Glazing silicone for homes and businesses in Lady's Well
Glazing silicone is a maintenance item. Sun, rain and movement wear it down, and once it cracks, water follows. Renewing it keeps glazing joints doing their job. If you are dealing with stained, discoloured glazing silicone and cracked silicone between glass panels, we can put it right, whatever the surface.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

What happens if it’s left?
Resealing can’t fix a failed unit or a cracked panel. We say so plainly, so you can call the right trade. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Common questions in Lady's Well
Can you do glazing silicone in Lady's Well?
Yes. Our work covers the whole of Scotland, and Lady's Well is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Will you come out to Lady's Well?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
How long does the job take?
It depends on the size of the job, but most jobs take a few hours, depending on how many joints need doing. We will tell you when we quote.
I rent my home. Can I book you?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Do you reseal glass shower screens?
Yes. The old bead comes off without marking the glass, and the joints are cleaned and resealed.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
Are you an approved applicator?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
How we quote for glazing silicone
The quote reflects the job in front of us. We take into account:
- How much old sealant there is and how hard it is to remove
- The number of rooms or windows
- Whether there’s mould to deal with
- Any working-time requirements on site
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- The address or postcode of the job
- How many joints, rooms or windows are involved
- How we’d reach the joints
- If it’s domestic, commercial or a hotel
There’s no standard price list. Instead, we send you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Do you need glazing silicone in Lady's Well?
On shower screens, constant water and cleaning products wear silicone. Mould grows into the bead and the joint starts to lift.
The most common problems we see are:
- Failed sealant around rooflight glass
- Drips on the inside of a conservatory window
- Conservatory leaks at frame and glazing joints
- Black or yellowed silicone on glass joints
Historic houses such as Girgenti House, about 3.5 miles north-west, show how far back building around Lady's Well goes.
Questions to ask before booking
- Who turns up on the day
- How long the guarantee is
- Is the old sealant removed completely?
- Whether you can choose the colour
What happens on the day
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for most jobs. Outside jobs in Lady's Well need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First, we check where the water gets in.
- We remove the old sealant carefully.
- The joint is cleaned and degreased.
- We lay the new bead and tool it smooth.
- We check the finished joints and test with water where it’s safe.
Preparing for the visit
- Clear the area around the work
- Mention any tricky access
- Try not to wet indoor joints just before the visit

Lady's Well homes and the weather
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Lady's Well is in the west of Scotland, which is wetter than the east, which means glazing joints and frame seals has to cope with a lot of rain.
Managing a site like Grange Academy? Then larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Kilmaurs station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows.

Aftercare tips
Good habits help new joints last longer. A few tips:
- Don’t leave a drip for the next storm
- Ventilate the conservatory to cut condensation
- Keep scrapers and blades away from the silicone
- Keep conservatory gutters clear of leaves
Look over the glazing joints every year or so. Spotting a crack early means a simpler fix, before water gets in.
Shower screen leaks can go unnoticed. Water can soak into the floor or reach the room below before you spot it.
