Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep an eye on the silicone along the edges
  • Keep harsh bleach and acid cleaners off the grout
  • Rinse soap off the tiles after each shower
  • Clean grout with a mild bathroom cleaner

Give the new grout the time we tell you before using the shower, so it can harden properly. From then on, a quick rinse after showering helps and let the room air.

Stains that will not clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.

Regrouting in Crookedholm, done properly

Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. If you have grout that’s cracking and breaking up and a grout colour that no longer suits the room, we can help, whatever the surface.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All of our work is guaranteed for twelve months.

What the job involves on each surface

Wet rooms

Wet rooms have water across the floor, so good grout is important. We check for loose tiles before starting.

Kitchen splashbacks

A splashback can be regrouted without touching the worktop. The worktop edge is finished with silicone.

Leave it or put it right?

With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. Around Crookedholm, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What we do, step by step

We keep the work tidy and contained to the joints we are treating. Expect the work to take a few hours, or longer for a fully tiled room, and we explain the cure time before we leave. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Preparing for the visit

  • Move anything stored near the joints
  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive

Advice

What affects the cost of regrouting

Jobs vary more than people expect. What affects the quote:

  • When we can work, for business premises
  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • The size of the job

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

To make quoting easier, please include:

  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed
  • Access, such as stairs, a lift or height

For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear quote before any work starts.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Crookedholm homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you look after a building such as James Hamilton Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Kilmarnock station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again. In the older streets around Hurlford Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
