Sand mastic for Newmilns homes and businesses

How we handle sand mastic in Newmilns

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s a mix of sand and a linseed-oil-based binder, applied by hand. On period homes, it looks right where silicone wouldn’t. We work on tenement windows, sash and case windows and period & listed homes, and the jobs we see most are patchy fillers round a sash window and open joints round the window box.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Newmilns questions

Will you come out to Newmilns?

Yes, Newmilns is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is sand mastic in Newmilns guaranteed?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Do you have insurance?

Yes. We’re fully insured.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area.

What is sand mastic?

It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

What happens if it’s left?

Not every filler suits an old window surround. Sand mastic matches what was there, which can matter on listed and conservation-area homes. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

How we quote for sand mastic

We quote each job individually. These are the things that affect it:

  • Any mould that needs treating
  • The number of rooms or windows
  • The size of the job
  • The product the joint needs

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

What to tell us when you ask for a quote:

  • Pictures of the joints, sent by email
  • Roughly how big the job is
  • How we’d reach the joints
  • What’s wrong with the joints now

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you are ready, send an email to info@mrmastic.co.uk.

Looking after it afterwards

So the new joints stay in good condition:

  • Keep sills and gutters clear so water drains away
  • Don’t run silicone over sand mastic
  • Inspect the joints round the windows every year or so
  • Go gently near the mastic when preparing windows

Leave the new mastic alone while it firms up. It skins over quickly, but takes longer to harden fully.

An open joint round the box lets weather through. Left, the gap tends to get bigger as more mastic falls out.

Different surfaces, different methods

Tenement and terrace windows

Tenements and terraces often have many sash windows with ageing mastic. We can do one window or several.

Sash and case windows

The box of a sash and case window sits in the stone or brick opening. The gap round it is pointed with sand mastic.

Sand mastic in Newmilns: local notes

The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you live in an older home near Loudoun Old Parish Church, the joint between an old wall and a newer frame is generally the first place rain gets in.

Do you need sand mastic in Newmilns?

Previous repairs in cement or silicone often trap water or crack away. They don’t suit the joint, and they generally need raking out.

If you can see any of these, it’s time to have the joints looked at:

  • Cracked mastic round a front door frame
  • Draughts and rain around sash boxes
  • Failed mastic on an exposed elevation
  • Patchy fillers round a sash window

For site and facilities teams at buildings such as Loudoun Academy, larger buildings have plenty of frames, and the mastic around each one ages.

What your quote should include

  • What product goes in the joint
  • Which colour the sealant will be
  • When the joint can take water or movement
  • How hidden problems are handled

How to choose a mastic man

What we do, step by step

We keep the work tidy and contained to the joints we are treating. The job usually takes a few hours for a single window, longer for several, and we tell you how long to leave it before we go. Outside jobs in Newmilns need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. We dress the finish so it sits neatly against the masonry.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children
  • Mention any leaks or damp you’ve noticed

Advice

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
