How we handle external mastic in Haugh
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing, and we do not skip that step. If you’re dealing with weathered mastic that no longer stretches and cracked joints where brick meets render or frames, we can help, whatever the surface.
In and around a place like Haugh, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
Each job carries a 12-month guarantee, whatever its size.

Walls and rooflines in Haugh
With historic houses such as Dumfries House (about 4.2 miles south-east) nearby, there’s older building stock in the area around Haugh as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
If you live in an older home near Mauchline Old Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

How to look after the new joints
So the new joints stay in good condition:
- Avoid pressure-washing directly into sealant joints
- Keep movement joints as flexible joints, not mortar
- Leave the joints unpainted unless we’ve said otherwise
- Check external joints each spring
Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.
Small splits are the time to act. Then it’s a straightforward cut-out and reseal.

Landlord and commercial work in Haugh
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Signs you need external mastic in Haugh
The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, so it pulls away from the edges.
Most people get in touch after spotting something like this:
- Damp patches traced to an open external joint
- Weeds or debris growing in open joints
- Sealant that has lost its bond to the brick or render
- Hard, crazed mastic that has stopped moving
For landlords with property near Auchinleck station, split movement joints are easy to miss on a rental until damp shows inside.

Questions from Haugh
Is Haugh in your area for external mastic?
Yes, Haugh is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
I let a flat near Auchinleck station. Can you help?
Yes. We work for landlords and agents as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Do you work at height?
It depends on the building. Tell us the height, the number of joints and what’s below them and we will confirm how they can be reached safely.
Why is there a gap in my brick wall?
It’s a deliberate gap that lets the wall expand and contract without cracking. It’s sealed with a flexible sealant, not mortar.
Does someone need to be in?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
Should I point up the gap in my brickwork?
No, not if it’s a movement joint. Pointing it stops it working and can lead to cracking. A flexible sealant is the right fill.
Can you quote for more than one area?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
How the visit works
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours to a few days, depending on the length of joint and the access. Outdoor work around Haugh depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First we look over the joints with you, agree which to renew and talk through access.
- Old sealant and any debris are cut and raked out.
- The joint faces are cleaned and primed where the sealant needs it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
How to prepare
- Mention any sign-in or site rules at work premises
- Keep pets and children clear of the area while we work
- For indoor joints, keep the area dry beforehand if you can

DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What happens if it’s left?
An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render, so the problem grows beyond the joint itself. Around Haugh, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
