If you let a flat or house near Auchinleck station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Fire rated sealant for homes and businesses in Haugh
Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. Each gap is sealed to the product maker’s tested detail for its size and substrate, and we can record what went where. Common call-outs are for ordinary sealant used where a fire-rated product was needed and new service routes left unsealed after building work, on service penetrations, pipe & cable gaps and flats & HMOs.
For holiday lets, guest houses and community buildings in or near Haugh, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
All our work is covered by a 12-month guarantee.

What the job involves on each surface
Masonry and concrete
Holes through concrete and block are rarely neat. We check the gap size around the service against the product’s tested range.
Plasterboard walls
Plasterboard partitions are common in flats, offices and conversions. We use a product tested in that kind of wall.

The process
You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the work takes a few hours for a handful of gaps, and longer for a whole building for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- Anything that is not fit for the job comes out, and the gap is cleaned.
- We put in whatever backing or fill the product detail specifies.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Locations and products are noted so you have them on file.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Plan for the work area to be out of bounds to pets and children
- Mention any parking rules near the property

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Signs you need fire rated sealant in Haugh
Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave doesn’t always get resealed.
People normally contact us after spotting one of these:
- Gaps where walls meet ceilings or slabs
- Old fire sealant that has split or come away
- Holes left by a change of layout
- Unsealed gaps where pipes and cables go through a wall
Community buildings like Mauchline Old Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.
Questions to ask before booking
- Whether VAT is included
- How long the guarantee is
- Which colour the sealant will be
- When the joint can take water or movement
Leave it or put it right?
For some gaps, sealant isn’t the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. We’ll say so if a gap needs something other than sealant. In a place like Haugh, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Looking after it afterwards
Looking after new joints is easy:
- File the fire-stopping record where your assessor can find it
- Look in service cupboards and ceiling voids from time to time
- Flag any open gap you spot round a pipe or cable
- Allow for resealing whenever new services are run
Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some can’t and we’ll tell you which one you have.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.
Haugh questions
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Will you come out to Haugh?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is there any odour?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
Do you provide details of the products used?
Yes. We record the locations we have sealed and the products used for your files.
Can you tell me which gaps need fire stopping?
No. We work from the specification you give us.
Can I add another job to the visit?
Yes. Just list everything you need.
Will the old sealant be removed?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
What we can’t put right
We will not take on work that won’t last, so these are the limits:
- Large holes that need a different fire-stopping system
- Construction that does not provide fire resistance on its own
- Deciding what fire stopping a building needs
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.
