Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Get split or lifting joints looked at early
  • Put a squeegee in each shower
  • Book larger programmes for quieter times of year
  • Keep extractor fans working and serviced

Strong chemicals and scourers wear silicone out faster. Ask cleaners to use mild products and soft cloths on the sealant.

A room that cannot be let or used is lost income. Small sealant faults caught early can be fixed between bookings or tenancies, instead of turning into a leak that closes the room.

The process

At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes as long as the scope needs, from one welfare room to a full building, depending on the size of the job. Around Haugh, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. Tell us the rooms, hours and site rules, and we’ll plan the programme.
  2. We go through your site’s paperwork needs, such as RAMS, before work begins.
  3. Old sealant is cut out room by room and joints cleaned and treated.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
  5. Each finished area is checked with you and given a cure time.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Keep children and pets away from the work area
  • Tell us if parking is tricky

Advice

Leave it or put it right?

A quick bead over the old sealant might get a room back in use today, but silicone does not bond to silicone, so it lifts. One proper reseal beats several quick ones. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Water coming from plumbing rather than sealant
  • Tiles coming off the wall
  • Certifying fire stopping or building compliance

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Retail & leisure sites
  • Welfare facilities
  • Rental portfolios
  • Student & care accommodation
  • Office washrooms & kitchens
  • Hotel bathrooms

When to call us in Haugh

A hotel shower or office washroom is used many times a day, and daily cleaning with strong chemicals wears sealant down. That is why sealant fails sooner.

Any of these means the joints need attention:

  • Too many rooms to reseal without closing the building
  • Leaks from showers into rooms or ceilings below
  • Tired sealant ahead of a health and safety audit
  • Failed joints in office kitchens and tea points

For buildings such as Mauchline Old Church, halls and community kitchens see heavy use, and their sealant shows it.

What your quote should include

  • How hidden problems are handled
  • Which sealant they’ll use, and why
  • How long the guarantee is
  • Is VAT in the price?

10 questions to ask before you book

Questions from Haugh

I let a flat near Auchinleck station. Can you help?

Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Do you cover smaller places like Haugh?

Yes, Haugh is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

How long will you be here?

It depends on the size of the job, but as a guide it takes a few hours for a single washroom, longer for a whole building. We’ll give you a better idea when we quote.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Does commercial work come with a guarantee?

Yes. Every job, domestic or commercial, carries our 12-month guarantee.

Where are you based?

We work from Crawley. Our applicators cover Haugh, along with the rest of our area.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

When can guests or staff use the shower again?

Most areas can be used after around 24 hours. We give a cure time for each area.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
