Catrine External Mastic
Our applicators work in Catrine on sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly.
- Leaking joints around cladding and façade panels
- Sealant that has lost its bond to the brick or render
- Movement joints with cracked, split or missing sealant
Why it’s worth doing now in Catrine
Running new sealant over the old bead rarely lasts. New sealant doesn’t bond well to old, weathered sealant, so the old joint is cut out fully first. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.

How we handle external mastic in Catrine
A movement joint is a deliberate break that lets a wall expand and contract. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We work on façade panels, copings & trims and joints between brick and frames, and people most often call us about joints where the bead has come unstuck and failed seals between different materials.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

When to call us in Catrine
If plants are growing out of a joint, the sealant has normally failed or was never there. Dirt and roots then trap moisture in the joint and speed up the damage.
The most common problems we see are:
- Cracked joints where brick meets render or frames
- Movement joints filled with mortar instead of sealant
- Sealant pulling away from one side of the joint
- Joints with sealant missing in places
If you let a flat or house near Auchinleck station, outside joints that have cracked can let damp into a rental, so check them between lets.
What your quote should include
- Is VAT in the price?
- Whether they’re fully insured
- Whether the sealant suits the joint
- Whether all the old sealant comes out first
Aftercare tips
Looking after new joints is easy, and it makes a real difference:
- Never let anyone fill a movement joint with mortar
- Look over the joints every year, ideally after winter
- Keep water from gutters off the wall
- Leave the joints unpainted unless we’ve said otherwise
Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.
An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.
Common questions in Catrine
I let a flat near Auchinleck station. Can you help?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Can you do external mastic in Catrine?
Yes. Our work covers the whole of Scotland, and Catrine is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
Do you use backing rod?
Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back so the bead can stretch.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
How long will you be here?
Typically it takes a few hours to a few days, depending on the length of joint and the access. Larger jobs naturally take longer, and we’ll say how long yours will take.
Will it make a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Is there a guarantee?
Yes. Every job comes with our 12-month guarantee.

What the job involves on each surface
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two.
Brickwork movement joints
Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so the sealant in it must stay soft and stretchy.
When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Cracked brickwork or render that needs a builder or plasterer
- Failed render or damaged cladding panels
- Walls that need new movement joints cut into them
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

How it works
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours to a few days, depending on the length of joint and the access. Outside jobs in Catrine need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
Getting ready for the visit
- Clear items away from the joints we are working on
- Tell us about access, such as stairs, a lift or high-level joints
- Where the joints are inside, avoid wetting them before we arrive

Advice
External mastic in Catrine: local notes
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.
In the older streets around Catrine Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
