Bathroom resealing for homes and businesses in Lady's Well
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. If you have smears of silicone across the tiles and black spots spreading through the bead, we can put it right, whatever the surface.
For a place like Lady's Well, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

How we quote for bathroom resealing
You’ll get a clear quote before any work starts. It takes into account:
- How much there is to do
- Which sealant suits the joint
- Whether old sealant or filler has to be cut out
- How many rooms, windows or areas are involved
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and send you a clear quote before work begins.
What we need to know
There’s no need for technical detail. Just tell us:
- Where the property is
- What the problem is, such as mould, gaps, leaks or cracking
- Any previous sealing or DIY work
- Photos by email, if that’s easy
Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we will take it from there.
Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Movement from a bath with loose feet or no proper support
- Water coming from the plumbing rather than the joint
- Cracked or missing grout between tiles (that’s regrouting)
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Lady's Well: your questions answered
Is Lady's Well within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
I let a flat near Kilmaurs station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Is white the only colour available?
You are not limited to white: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.
Can new silicone go straight over the old?
No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Clean with a mild bathroom cleaner and a soft cloth
- Give the silicone its full cure time
- Open a window or run the fan so the room dries
- Wipe up water along the back of the worktop
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
Bathroom resealing around Lady's Well
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Schools such as Grange Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What else we do in Lady's Well
What we’re called out for in Lady's Well
With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.
The problems people normally mention when they call are:
- Sealant that has split, shrunk or peeled away
- Gaps where the bath or tray has moved
- Black mould in the silicone that won’t clean off
- Water escaping at the shower enclosure
Rented homes near Kilmaurs station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How the visit works
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes half a day or less for one room, longer when the kitchen is included and we leave things clean and tidy. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Getting ready for the visit
- Mention any sign-in or site rules at work premises
- Plan for the work area to be out of bounds to pets and children
- Mention any tricky access

Related advice
Different surfaces, different methods
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.
