Bathroom resealing in Kilmaurs

About our bathroom resealing in Kilmaurs

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We work on wet rooms, basins & vanity units and baths, and common reasons people get in touch are black spots spreading through the bead and smears of silicone across the tiles.

A bathroom in a place like Kilmaurs gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Every job comes with our 12-month guarantee, wherever you are in East Ayrshire.

What we do, step by step

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes two to three hours for a typical bath, depending on how much old sealant there is. Around Kilmaurs, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep pets and children clear of the area while we work
  • Let us know about parking restrictions

Aftercare tips

So the new joints stay in good condition:

  • Do not let bottles sit on the bead
  • Never pick at the silicone with a blade
  • Wipe up water along the back of the worktop
  • Run the extractor fan during and after every shower

Check the sealant now and then. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just email us at info@mrmastic.co.uk.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Why deal with it now?

Sorting it now is quick: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In an older home around Kilmaurs, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Signs you need bathroom resealing in Kilmaurs

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.

Signs it’s time to call us include:

  • Water escaping at the shower enclosure
  • A joint torn by a bath that flexes
  • Two layers of silicone, both failing
  • Cracked, shrunken or lifting silicone

Schools such as Grange Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

10 questions to ask before you book

Kilmaurs: your questions answered

Can you help a landlord with a rental near Kilmaurs station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Is Kilmaurs in your area for bathroom resealing?

Yes, Kilmaurs is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Can you just seal over the old silicone?

No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. All the old sealant comes out first.

Does the resealing come with a guarantee?

Yes. Our one-year guarantee covers every job, and we’re ARBOMaster approved applicators.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme.

Where do you work from?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

My sealant has gone black. Can you sort it?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

When something else is needed

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A bath or tray that moves because it is not properly supported
  • A cracked shower tray or bath (that needs repair or replacement)

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Bathroom resealing in Kilmaurs: local notes

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

For landlords with property near Kilmaurs station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What the job involves on each surface

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.
