Sand mastic in Knockentiber, done properly

Sand mastic has long been used to fill the joint between timber frames and masonry. It’s made from sand and a linseed-oil-based binder, applied by hand. On older homes, it suits the building far better than silicone. We work on brick reveals, period & listed homes and sash and case windows, and the jobs we see most are mastic dropping out of the joint and wind and rain getting in round a sash window.

Outdoor sealant needs a dry surface, so window work around Knockentiber is planned around the weather. Tell us about access to all the windows and doors, upstairs included.

The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

What we are called out for in Knockentiber

Sand mastic slowly weathers. It hardens, cracks and starts to come away on the stone or timber.

Keep an eye out for any of the following:

  • Old cement repairs round a window that have failed
  • Silicone on a period window that looks wrong
  • Mastic round period door frames that has failed
  • Mastic that needs renewing before redecorating

If you look after a building such as Grange Academy, its window and door frames need their mastic kept sound, just like a home’s.

What your quote should include

  • Who does the work, and how experienced they are
  • Whether they seal over old material or remove it
  • How the colour is chosen
  • Whether they’re fully insured

Your questions about sand mastic in Knockentiber

Will you come out to Knockentiber?

Yes, Knockentiber is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Kilmaurs station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Can old silicone round a sash window be swapped for sand mastic?

In most cases. The silicone is cut out and the joint cleaned, then point it with sand mastic.

Can I paint the new mastic?

The usual advice is to leave sand mastic unpainted. If you are redecorating the window, ask us first and we’ll talk you through it.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we’re using.

Can new sealant go over the old?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Frames and glazing around Knockentiber

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

If you let a flat or house near Kilmaurs station, any sash windows need sound mastic to keep draughts and rain out. In the older streets around Crosshouse Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Why deal with it now?

A silicone bead can be quicker, but on period stone or brick it often looks out of place. Sand mastic is the traditional material and blends with the stone or brick. Around Knockentiber, water from a failed joint in an older stone home can soak into timber and plaster.

The cost depends on the amount of work, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

How the job changes by surface

Tenement and terrace windows

Rows of sash windows on tenements and terraces often need renewing together. We can do one window or several.

Sash and case windows

The mastic round a sash window is on show, so a neat, even finish matters.

How it works

You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes a few hours per window, depending on the condition of the joints for a typical job. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky

Advice

What affects the cost of sand mastic

Your quote is based on your job. We take into account:

  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint
  • The number and length of the joints

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Any access issues, like height or stairs
  • Where the property is
  • What’s wrong with the joints now
  • If someone has resealed it before

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.
