Bathroom resealing in Fenwick, done properly
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. Common call-outs are for cracked, shrunken or lifting silicone and failed sealant on the screen profile, on sinks & splashbacks, kitchen worktops & upstands and baths.
For a place like Fenwick, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

What the job involves on each surface
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
What happens if it’s left?
A quick bead over the top of the old one might look better for a while, but it won’t bond. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Wait for the cure time we give you
- Dry worktop joints after washing up
- Look for lifting corners and small gaps now and then
- Stick to a soft cloth and a mild cleaner
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just email us at info@mrmastic.co.uk.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.
What we do, step by step
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a place like Fenwick, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by protecting the area and stripping out the old bead.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, usually around 24 hours.
Getting ready for the visit

Honest limits
In fairness, there are a few things sealant won’t fix:
- Cracked or missing grout between tiles (that’s regrouting)
- A cracked shower tray or bath (that needs repair or replacement)
- Loose or hollow tiles, or failed tanking behind them
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Bathrooms and kitchens in Fenwick
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For landlords with property near Stewarton station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Fenwick questions
Will you come out to Fenwick?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is Fenwick in your area for bathroom resealing?
Yes. We work across all of Scotland, and Fenwick is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.
Will you leave a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
Is the work guaranteed?
Yes, for 12 months. Good ventilation and gentle cleaning help it last.
Are you an approved applicator?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

What we are called out for in Fenwick
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
The problems people normally mention when they call include:
- A messy, uneven bead from a previous reseal
- Water escaping at the shower enclosure
- Cracked, shrunken or lifting silicone
- Gaps between the worktop and the wall
For an older house near a landmark such as Fenwick Parish Church, walls and floors in older homes can move, and sealant and grout show it first.
