Need fire rated sealant in Fenwick?

Surface by surface

Masonry and concrete

Preparation counts on brick, block and concrete. We brush and vacuum the gap and use backing where the detail needs it.

Door frames

The gap between a door frame and the wall around it needs sealing as well as the door itself. We fill it with a fire-rated product suited to the materials either side.

Fire rated sealant in Fenwick

Intumescent sealant looks much like any other sealant until it gets hot; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through. We are often asked to deal with holes left by a change of layout and open holes round services passing through fire walls, on service penetrations, flats & HMOs and door frames.

Work in a place like Fenwick is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What sealant work cannot fix

In fairness, there are a few things sealant will not fix:

  • Large holes that need a different fire-stopping system
  • Construction that doesn’t provide fire resistance on its own
  • Certifying a building or signing off its fire safety

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Linear gaps
  • Service penetrations
  • Pipe & cable gaps
  • Flats & HMOs
  • Plasterboard & masonry
  • Door frames

Aftercare tips

Looking after new joints is easy:

  • Check whether a sealant can be painted before decorating over it
  • Photograph sealed gaps before they’re covered up
  • Flag any open gap you spot round a pipe or cable
  • Include fire stopping when you schedule refits

File the record of locations and products with your fire safety paperwork. It helps whoever checks the building next.

A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded.

Your questions about fire rated sealant in Fenwick

Do you cover smaller places like Fenwick?

Yes. Fenwick is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Stewarton station?

Yes. We work for letting agents and landlords as well as householders. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Where do you work from?

Mr Mastic is based in Crawley. We cover Fenwick and the rest of East Ayrshire.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

What fire rating will the seal have?

Ratings and certification sit with the product’s test evidence and whoever specified the work. We apply the specified product to the manufacturer’s details and list the locations and products for you.

Common problems we fix in Fenwick

Sometimes the wrong product was used from the start: ordinary expanding foam, standard silicone or decorators’ caulk where a fire-rated seal was needed. It looks sealed, but it isn’t fire-rated.

Signs it’s time to call us include:

  • Open joints along the top of partitions
  • Cracked or shrunken fire-rated sealant
  • Ordinary sealant used where a fire-rated product was needed
  • Open gaps behind door architraves

Rented homes near Stewarton station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product.

10 questions to ask before booking

What affects the cost of fire rated sealant

Every job gets its own quote. These are the things that affect it:

  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows
  • How easy the joints are to reach

What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • The problem you’ve noticed
  • If someone has resealed it before
  • The address or postcode of the job
  • Whether it’s a home or a business

To get a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.

The process

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and tidy away. It normally takes a few hours for a handful of gaps, and longer for a whole building. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Before we arrive

  • Move anything stored near the joints
  • Try not to wet indoor joints just before the visit
  • Mention any sign-in or site rules at work premises
