How we handle glazing silicone in Fenwick

We do not replace glass, and misting between panes means a failed sealed unit. Our work is the sealant joints, which is where many leaks start. If you have sealant that was laid over old silicone and failed and water running down inside the glass, we can put it right, whatever the surface.

Outdoor sealant needs a dry surface, so window work around Fenwick is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

Whatever the size of the job, it’s backed by our 12-month guarantee.

What we do, step by step

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours, depending on how many joints need doing. Around Fenwick, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. New glazing silicone goes in and is finished neatly.
  5. We inspect the work and test it where we can.

Glazing silicone in Fenwick: local notes

Fenwick is in the west of Scotland, which is wetter than the east, which means glazing joints and frame seals has to cope with a lot of rain. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Homes close to Fenwick Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What the job involves on each surface

Glass balustrade bases

The base of a glass balustrade is generally sealed. When it fails, water can sit in the channel.

Shower screens

Silicone holds the water in on frameless screens. We renew it without marking the glass.

FAQs for Fenwick

Can you do glazing silicone in Fenwick?

Yes. We work across all of Scotland, and Fenwick is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Will you come out to Fenwick?

Yes, Fenwick is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Are you insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Is balustrade sealant something you do?

Yes. The old sealant is removed and the joint resealed with a suitable product.

How long before the joint can be used?

Different products cure at different speeds, so please follow the time we give you when we finish.

How much does glazing silicone cost in Fenwick?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Can you replace a misted double-glazed unit?

No. We renew the sealant. Glass and sealed units need a glazier.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Keep harsh solvents off the silicone
  • Keep air moving in the conservatory
  • Keep scrapers and blades away from the silicone
  • Check the gutters above the glazing for debris

Look over the glazing joints every year or so. Spotting a crack early means a simpler fix, before water gets in.

A leaking shower screen may not show at first. It can damage the floor or the ceiling below long before you see it.

Do you need glazing silicone in Fenwick?

Sealant laid over old sealant doesn’t last. Plenty of leaks come from a quick top-up over the old bead, and water gets between the layers.

These are the problems we’re asked about most:

  • Drips on the inside of a conservatory window
  • Water escaping where a screen meets the wall
  • Conservatory leaks at frame and glazing joints
  • Failed sealant around rooflight glass

Letting a property close to Stewarton station? Then a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

What sealant work cannot fix

In fairness, some problems need a different trade:

  • Condensation trapped between two panes
  • A broken pane or roof panel
  • Rotten or badly damaged frames

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
