Bathroom resealing in Bogend

Bathroom resealing in Bogend, done properly

It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Typical jobs include damp behind the bath or under the tray and two layers of silicone, both failing, on sinks & splashbacks, basins & vanity units and wet rooms.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

What bathroom resealing looks like in Bogend

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you let a flat or house near Kilmarnock station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Honest limits

A few problems are outside what sealant work can do:

  • Loose or hollow tiles, or failed tanking behind them
  • Failed grout lines across the wall
  • A leaking waste, trap or valve

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units
  • Baths
  • Wet rooms

Keeping the joints in good condition

So the new joints stay in good condition:

  • Use gentle cleaners on the silicone
  • Do not leave water standing on kitchen joints
  • Open a window or run the fan so the room dries
  • Never pick at the silicone with a blade

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

What we’re called out for in Bogend

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.

Common reasons people contact us include:

  • A messy, uneven bead from a previous reseal
  • Mouldy sealant that has gone black
  • Two layers of silicone, both failing
  • Leaks into the floor or ceiling below

In the older streets around Symington Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Your questions about bathroom resealing in Bogend

Is Bogend in your area for bathroom resealing?

Yes. We work across all of Scotland, and Bogend is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Is Bogend within the area you cover?

Yes. Bogend is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

How long will the resealing take?

Allow a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. You will know how long to expect before work begins.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Is the work guaranteed?

Yes, a 12-month guarantee. Good ventilation and gentle cleaning help it last.

Which products do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Can you quote for more than one area?

Of course. Doing several areas at once is generally more efficient.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

What the job involves on each surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

What affects the cost of bathroom resealing

Your quote is based on your job. We take into account:

  • Mould in or behind the old joints
  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint
  • How many areas need sealing

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What we need to know

Before you ask for a quote, have a think about:

  • What’s wrong with the joints now
  • Whether it has been sealed before
  • Where the property is
  • Roughly how big the job is

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. Whenever you are ready, send an email to info@mrmastic.co.uk.

How it works

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Clear the area around the work
  • Mention if the joints have been sealed before
