Craigie homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you live in an older home near Craigie Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Bathroom resealing in Craigie, done properly

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. If you have black mould in the silicone that won’t clean off and gaps where the bath or tray has moved, we can put it right, whatever the surface.

A bathroom in a place like Craigie gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

A one-year guarantee comes as standard.

Honest limits

Before you book, it’s worth knowing the limits too:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Loose or hollow tiles, or failed tanking behind them
  • Movement from a bath with loose feet or no proper support

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

What we seal

  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Baths
  • Wet rooms
  • Basins & vanity units
  • Sinks & splashbacks

How to look after the new joints

To keep the joints looking good and working properly:

  • Wait for the cure time we give you
  • Keep the fan on for a while after bathing
  • Clean with a mild bathroom cleaner and a soft cloth
  • Look for lifting corners and small gaps now and then

Give the silicone time to cure before it gets wet, which is generally around 24 hours. After that, a quick wipe after showering helps keep it clean.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.

How it works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is, and the area is left clean. Somewhere like Craigie may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, normally around 24 hours.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before
  • Mention any parking rules near the property

Do you cover Craigie for bathroom resealing?

Yes, Craigie is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Do you have insurance?

Yes. We are fully insured, and we can confirm the details when we quote.

How long will the resealing take?

It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.

Can I choose the colour of the sealant?

There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

Can you get rid of the black mould in my sealant?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Common problems we fix in Craigie

A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

The most common problems we see are:

  • Two layers of silicone, both failing
  • Damp behind the bath or under the tray
  • Leaking joints on a shower screen
  • A bead that has pulled away from the tiles

If you let a flat or house near Kilmarnock station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

10 questions to ask before booking

Can I do it myself?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
