How we handle bathroom resealing in Hansel Village
It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on basins & vanity units, baths and kitchen worktops & upstands, and the jobs we see most are gaps where the bath or tray has moved and failed sealant on the screen profile.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
Every job comes with our one-year guarantee, wherever you are in East Ayrshire.

What we do, step by step
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a morning or an afternoon for most single baths and showers. Outside jobs in Hansel Village need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Preparing for the visit
- Clear the area around the work
- Plan for the work area to be out of bounds to pets and children
- Mention any tricky access

Hansel Village: your questions answered
I let a flat near Prestwick International Airport station. Can you help?
Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Is Hansel Village in your area for bathroom resealing?
Yes. We work across all of Scotland, and Hansel Village is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Do you remove the old sealant?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Do you guarantee your resealing?
Yes. Every job carries our one-year guarantee.
Can you reseal around my kitchen sink and worktop?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
Do you hold any approvals?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Why deal with it now?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it normally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In a place like Hansel Village, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.
Why us?
- An ARBOMaster approved applicator
- White, clear, grey or another colour, product permitting
- We never seal over old sealant
- Anti-fungal silicone where joints get wet
Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Water getting in through the grout rather than the sealant
- A bath or tray that moves because it isn’t properly supported
- A cracked shower tray or bath (that needs repair or replacement)
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Hansel Village homes and their sealant
Hansel Village is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
For an older house near a landmark such as Symington Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
When to call us in Hansel Village
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
Signs it’s time to call us include:
- Cracked, shrunken or lifting silicone
- Black spots spreading through the bead
- Smears of silicone across the tiles
- Shrunken sealant along the back of a worktop
Rented homes near Prestwick International Airport station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Looking after it afterwards
A little care helps the new joints last. Our advice:
- Check the joints every few months for splits or lifting
- Wait for the cure time we give you
- Never pick at the silicone with a blade
- Open a window or run the fan so the room dries
Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
What else we do in Hansel Village
What the job involves on each surface
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.
