Windows and doors in Hansel Village

Hansel Village is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Rented homes near Prestwick International Airport station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.

Sand mastic in Hansel Village, done properly

Sand mastic doesn’t last for ever and gaps open up round the frame. We rake it out and renew it so the surround looks right again. We work on tenement windows, stone surrounds and brick reveals, and common reasons people get in touch are mastic round period door frames that has failed and mastic dropping out of the joint.

Outdoor sealant needs a dry surface, so window work around Hansel Village is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Common problems we fix in Hansel Village

Sand mastic slowly weathers. It dries out, cracks and loses its grip from the frame or the masonry.

Keep an eye out for these signs:

  • Draughts and rain around sash boxes
  • Open joints round the window box
  • Cement or filler used on old window joints that has cracked
  • Mastic dropping out of the joint

For an older house near a landmark such as Symington Parish Church, the joint between an old wall and a newer frame is generally the first place rain gets in.

Before you book anyone

  • What product goes in the joint
  • What happens if they find a problem under the old sealant
  • Which colour the sealant will be
  • Whether they’re fully insured

What sealant work can’t fix

We’d rather tell you now than do work that will not last, so these are the limits:

  • Timber that has rotted
  • Cracked or broken glass
  • Crumbling stone or brickwork round the window

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Period & listed homes
  • Sash and case windows
  • Tenement windows
  • Stone surrounds
  • Timber door frames
  • Brick reveals

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

What we do, step by step

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes anything from a few hours to a full day, depending on how many windows. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic is not too thick.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Preparing for the visit

  • Tell us about any water getting in
  • Mention any tricky access
  • Let us know about parking restrictions

Different surfaces, different methods

Sash and case windows

A sash window’s box frame sits in the masonry opening. Sand mastic seals the joint round it.

Timber door frames

Doors face weather and wear and the mastic can crack early. We rake it out and renew it.

Landlord and commercial work in Hansel Village

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.

Leave it or put it right?

Not every draught comes from the sashes themselves. Open mastic joints round the box can let air in and new mastic seals them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.

Questions from Hansel Village

Do you cover smaller places like Hansel Village?

Yes. Hansel Village is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Does the coastal weather in Hansel Village affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Can I choose the sealant colour?

Usually, yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before any work starts.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses.

What do you need from me for a quote?

Tell us what needs doing and where, with photos by email if possible. If we need more, we’ll ask.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints.

What is sand mastic?

It’s a mix of sand and a linseed-oil-based binder. It’s applied by hand and finished to sit neatly against the masonry.

How do I get a quote for sand mastic in Hansel Village?

It depends on the job, so we quote each one individually. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.
