What the job involves on each surface

Sash and case windows

On a sash window, the mastic joint shows on the outside, so a neat, even finish matters.

Stone surrounds

Stone openings are rarely perfectly straight, so the gap isn’t the same all the way round. We shape it by hand to follow the stone.

How we handle sand mastic in Loans

Sand mastic suits most period window surrounds. On modern frames we’d normally use a flexible sealant and we will explain which is best for yours. If you are dealing with weathered mastic on the most exposed windows and modern sealant on a period surround, we can help, on brick reveals, period & listed homes and sash and case windows alike.

Mastic can only go onto a dry joint, so outside work in Loans depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

All our work is covered by our one-year guarantee, wherever you are in South Ayrshire.

What affects the cost of sand mastic

Call for a quick quote. The main things that affect it are:

  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

Asking for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • The address or postcode of the job
  • Any previous sealing or DIY work
  • Roughly how big the job is
  • What’s wrong with the joints now

Asking for a quote is easy: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we will take it from there.

Questions from Loans

Is Loans within the area you cover?

Yes, Loans is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Barassie station?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.

How long does the job take?

A typical job takes a few hours per window, depending on the condition of the joints, including preparation and clearing up. We’ll confirm how long when we quote.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Sort the mastic before the decorators arrive
  • Look over the window mastic once a year
  • Leave the new mastic unpainted
  • Do not run silicone over sand mastic

Don’t touch or press the mastic while it hardens. It skins over quickly, but takes longer to harden fully.

Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.

Common problems we fix in Loans

Most of it is simply age. Even well-laid mastic needs renewing in time, depending on exposure and upkeep.

These are the problems we are asked about most:

  • Weathered mastic on the most exposed windows
  • Patchy fillers round a sash window
  • Window mastic to renew ahead of painting
  • Gaps where the frame meets the masonry

If you look after a building such as Marr College, larger buildings have plenty of frames, and the mastic around each one ages.

What sealant work can’t fix

New sealant can’t fix everything, and we’ll tell you before we start. It will not solve:

  • Crumbling stone or brickwork round the window
  • Decayed frames that need repair
  • Broken panes

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Tenement windows
  • Timber door frames
  • Period & listed homes
  • Sash and case windows
  • Stone surrounds
  • Brick reveals

How the visit works

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to a full day, depending on how many windows. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by checking each surround and agreeing the joints to renew.
  2. We rake out the old mastic and clean the joint.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Preparing for the visit

  • Mention any tricky access
  • For business premises, tell us about site rules or sign-in
  • Mention if the joints have been sealed before

Advice

Windows and doors in Loans

Loans is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Loans is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.

If you let a flat or house near Barassie station, cracked sand mastic around sash windows lets in the draughts tenants complain about. Homes close to Church of Our Lady of the Assumption and St Meddan include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Loans is about 1 mile east of Troon, in South Ayrshire. Loans gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. 52 places in South Ayrshire are on our list, from the larger towns to small villages. You can also see our page for Glasgow, roughly 25 miles from Loans.
