When it isn’t the sealant

It helps to know what we cannot do too:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • A structure that flexes behind the tiles
  • Cracked or broken tiles

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • Tiled floors
  • Bathroom floors
  • Bathroom wall tiles
  • Shower walls
  • Wet rooms
  • Kitchen splashbacks

Regrouting in Loans

When grout stays dark however much you clean it, the discolouration has generally soaked into the grout. Replacing it is the lasting answer and you can pick a different colour while you are at it. We work on bathroom wall tiles, tiled floors and shower walls, and common reasons people get in touch are greasy, stained grout behind the hob and floor grout that has worn and darkened.

A bathroom in a place like Loans gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

Regrouting around Loans

Loans is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Loans. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

If you let a flat or house near Barassie station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. In the older streets around Church of Our Lady of the Assumption and St Meddan, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Loans is about 1 mile east of Troon, in South Ayrshire. If you need regrouting in Loans, please send an email to info@mrmastic.co.uk for a quick quote. We cover South Ayrshire from our Crawley base, Loans included. Loans is one of 52 places in South Ayrshire we cover for regrouting. Our Glasgow page covers work nearby (25 miles or so).

How it works

You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes a few hours, or longer for a fully tiled room for a typical job. Outside jobs in Loans need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by checking the tiles for any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. The joints are vacuumed and cleaned.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. Corners and edges are resealed with flexible silicone, not grout.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Mention if the joints have been sealed before
  • Clear the area around the work

Advice

Surface by surface

Bathroom floors

Grout on a floor is walked on as well as wetted. It gets worn and dirty.

Bathroom wall tiles

We can regroute all the walls in a bathroom, depending on the area. You can change the colour at the same time.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Use a soft brush rather than a wire one
  • Avoid neat bleach and strong acid descalers on grout
  • Give the walls a quick rinse after use
  • Get any tile that moves checked promptly

Clean the grout with a mild bathroom cleaner and a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward while the tiles are still sound.

FAQs for Loans

I let a flat near Barassie station. Can you help?

Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Is Loans within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

What goes in the corners, grout or silicone?

Corners get silicone, not grout. They flex, and grout there cracks.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Can you regrout if a few tiles are loose?

New grout cannot hold loose tiles in place. We flag any loose or hollow tiles before starting, so you can decide what to do.

Common problems we fix in Loans

A bathroom that stays damp keeps the grout wet, and damp grout is where mould grows. When black spots keep returning, the mould has normally got into the grout.

Common reasons people contact us are:

  • Kitchen splashback grout stained by grease
  • Floor grout that has worn and darkened
  • Good tiles let down by tired grout
  • Grout that is cracking and breaking up

For site and facilities teams at buildings such as Marr College, we reseal washrooms and kitchens in schools and businesses as well as homes.

What to look for in a quote

  • What guarantee comes with the work
  • Is VAT in the price?
  • What happens if the job turns out different
  • When the joint can take water or movement

10 questions to ask before you book

Why act early in Loans

If tiles are loose, regrouting alone is not the answer. We will tell you before work begins, so you can decide what to do. On sound tiles, regrouting avoids the upheaval of a retile. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint usually makes the job bigger, not smaller. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
