Window mastic in Craigie
Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. Common call-outs are for gaps left after new windows were fitted and sealant in the wrong colour for the frame, on patio & French doors, uPVC windows and window sills.
In and around a place like Craigie, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.
All of our work is guaranteed for twelve months.

Questions from Craigie
Will you come out to Craigie?
Yes. Craigie is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Kilmarnock station?
Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Can I add another job to the visit?
Yes. Just list everything you need and we will quote it together.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used before we leave.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint.
Will new mastic stop draughts?
It will if the frame joint is the problem. We check where the draught is before any work starts.
Are you fully insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
What affects the cost of window mastic
The quote reflects the job in front of us. We take into account:
- The number and length of the joints
- Mould in or behind the old joints
- How easy the joints are to reach
- When we can work, for business premises
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- Photos by email, if that is easy
- What the problem is, such as mould, gaps, leaks or cracking
- Roughly how big the job is
- How we’d reach the joints
Want a quote for window mastic? Please email us at info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and send you a clear quote before work begins.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Paint up to the joint, not over it
- Make sure the drainage slots aren’t blocked
- Keep paint and stain on wooden frames in good order
- Keep solvents and bleach off the sealant
Most silicone sealants won’t take paint, so mention any painting plans before we start. We can use a paintable sealant where that matters.
Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.
Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

What else we do in Craigie
Common problems we fix in Craigie
Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, and a gap filled solid cannot flex. That is what backing rod is for.
People normally contact us after spotting one of these:
- Whistling draughts around closed windows
- Water coming in at the bottom corners of a door
- Old mastic that has gone black or come away
- Sealant in the wrong colour for the frame
In the older streets around Craigie Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Windows and doors in Craigie
With historic houses such as Carnell Estate (about 2.5 miles east) nearby, there’s older building stock in the area around Craigie as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.
Rented homes near Kilmarnock station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

When it is not the sealant
Before you book, it’s worth knowing the limits:
- Rotten timber, which needs a joiner first
- A failed sealed unit that has misted up
- A door that needs adjusting, rehanging or new seals
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.
What we seal
- uPVC windows
- Window sills
- Composite doors
- Patio & French doors
- Aluminium frames
- Timber windows & doors
The process
You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes a morning for a couple of windows and a door for a typical job. Somewhere like Craigie may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Preparing for the visit
- For business premises, tell us about site rules or sign-in
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any leaks or damp you’ve noticed
