Window mastic in Bogend

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Letting agents and landlords in Bogend can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.

Window mastic in Bogend

A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. Where the air is getting in through the window itself, we’ll say so. Typical jobs include rain getting in at the frame or under the sill and cracked sealant at the sill ends, on window sills, composite doors and timber windows & doors.

Mastic can only go onto a dry joint, so outside work in Bogend depends on the weather. Let us know about access to every frame, including any upstairs.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Surface by surface

Patio & French doors

Heavy door frames can move more than windows. The sealant must cope with it.

Timber windows & doors

Where timber has rotted at the joint, it needs repairing first. If we find rot, we will tell you before going ahead, as that is a job for a joiner.

Aftercare tips

Looking after new joints is easy:

  • Ventilate rooms so frames do not stay wet inside
  • Keep solvents and bleach off the sealant
  • Clear any debris from frame drain holes
  • Avoid blasting the frames with a pressure washer

Silicone can’t generally be painted, so mention any painting plans before any work starts. We can use a paintable sealant where that matters.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Honest limits

We won’t take on work that will not last, so here’s what sealant cannot put right:

  • Soft or decayed wood in the frame
  • Draughts through the window seals rather than the frame
  • Damp coming through the wall itself rather than the frame joint

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

What we seal

  • Timber windows & doors
  • Window sills
  • Patio & French doors
  • uPVC windows
  • Aluminium frames
  • Composite doors

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What we do, step by step

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take most of a day for a typical house, less for a few frames. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Keep children and pets away from the work area
  • Try not to wet indoor joints just before the visit

Common problems we fix in Bogend

Timber windows bring their own problems. Old mastic gets painted over and cracks under the paint, and the wood moves with damp as well as heat.

Look out for these signs:

  • Black, perished sealant on frames
  • Rushed sealant from a window installation
  • Cold air getting in at the frame edge
  • Gaps between the frame and the inside reveal

For landlords with property near Kilmarnock station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Frames and glazing around Bogend

Bogend is in the west of Scotland, which is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

If you live in an older home near Symington Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
