How bathroom resealing works in ML10
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. Typical jobs include sealant that has split, shrunk or peeled away and lumpy, uneven sealant from a DIY attempt, on kitchen worktops & upstands, baths and wet rooms.
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a couple of hours for a single bath or shower, including the tidy-up.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.

Bathroom resealing across ML10: local notes
From Strathaven, Glassford and Chapelton to its smaller places, homes across ML10 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. That shapes the choice of sealant for jobs across ML10.
Strathaven: Homes close to East Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Strathaven Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
When something else is needed
We will not take on work that won’t last, so here’s what sealant cannot put right:
- Water getting in through the grout rather than the sealant
- A tray that rocks until it’s re-bedded
- Tiles that have come away from the wall
Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Open a window or run the fan so the room dries
- Never pick at the silicone with a blade
- Look for lifting corners and small gaps now and then
- Do not leave water standing on kitchen joints
Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just email us at info@mrmastic.co.uk.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
What we are called out for in ML10
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.
People usually contact us when they notice one of these:
- Leaks into the floor or ceiling below
- New sealant laid over old sealant that is now lifting
- Smears of silicone across the tiles
- Leaking joints on a shower screen

What affects the quote in ML10
There’s no set price list. What we look at:
- Any mould that needs treating
- Any working-time requirements on site
- The size of the job
- Whether the work is at height
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
What we need to know
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- What the problem is, such as mould, gaps, leaks or cracking
- The rough size of the job
- How we’d reach the joints
- Where the job is, and your postcode

Questions from ML10
Do you work for landlords and businesses?
Yes. We work for householders, landlords, letting agents, businesses and hotels in ML10.
Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Is the work guaranteed?
Yes, a one-year guarantee. Looking after the joint as we suggest helps it last.
I’m a tenant. Can you help?
We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Will there be a smell?
There can be a smell while the sealant cures. Opening a window helps.
