Remedial sealant for Strathaven homes and businesses

Remedial sealant in Strathaven, done properly

Two decades of sealant work means we recognise most failures quickly. We are fully insured ARBOMaster approved applicators, and remedial work carries our one-year guarantee. We work on leaking tray & enclosure joints, shrunken worktop sealant and mouldy bath & shower sealant, and the jobs we see most are black mould underneath the bead and floor or wall movement joints that have failed.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

How long will it take to strip and reseal the joint?

The number of joints and layers decides it. We will tell you before any work starts.

What affects the cost of remedial sealant

There’s no set price list, because no two jobs are the same. The quote depends on:

  • The product the joint needs
  • The number and length of the joints
  • Any working-time requirements on site
  • Whether the work is at height

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

To make quoting easier, let us know:

  • How we’d reach the joints
  • Where the property is
  • The problem you’ve noticed
  • Roughly how big the job is

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved and give you a clear quote.

When to call us in Strathaven

Sealant needs a clean, dry surface with no grease on it. Soap film, dust, damp or old residue stop it gripping, so it starts lifting sooner than it should.

It’s worth asking for a quote if you see:

  • Smears and lumps from a botched reseal
  • Torn expansion joints
  • Sealant peeling off a dusty or damp surface
  • Leaks that keep coming back after resealing

For an older house near a landmark such as East Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • How much experience the applicator has
  • What preparation is included
  • Whether they’re fully insured
  • How hidden problems are handled

What the job involves on each surface

Over-sealed & botched joints

Botched joints sometimes have damaged edges from earlier scraping. We take care not to make it worse, and point out any existing damage.

Mouldy bath & shower sealant

Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out so the new sealant starts clean.

What we do, step by step

The work is kept neat and contained to the area we’re working on. The job generally takes a few hours, depending on how many layers have to come out. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you are told about anything else we found.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any water getting in
  • Where the joints are inside, avoid wetting them before we arrive

Advice

What sealant work cannot fix

To be straight with you, some problems need a different trade:

  • A cracked shower tray or bath (that needs repair or replacing)
  • A bath, tray or worktop that moves until it’s properly fixed
  • Water damage behind tiles that needs a tiler

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Expansion joints
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Strathaven homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For site and facilities teams at buildings such as Strathaven Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Act on a lifting corner straight away
  • Check ceilings under showers for marks
  • Check trays and worktops don’t move
  • Keep bleach and abrasives off the bead

Keep the room ventilated: use the extractor or open a window after showering.

Leaks through failed sealant grow over time. Every shower or downpour sends more water through, into whatever is behind or below. Sorting it early limits the damage.
