Remedial sealant in Quarter
Some sealant jobs are not a simple reseal, because someone has already had a go. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out. If you have smears and lumps from a botched reseal and dark patches showing through the sealant, we can help, on shrunken worktop sealant, botched or over-sealed joints and expansion joints alike.
For a place like Quarter, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Every job is covered by a 12-month guarantee, wherever you are in South Lanarkshire.

Leave it or put it right?
Another bead over the top won’t fix a failed joint. It does not grip the old layer, leaving the leak in place and one more layer to cut out later. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Remedial sealant in Quarter: local notes
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
In the older streets around Quarter Church, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Chatelherault station, a joint that keeps failing is best fixed properly while the property is empty.

Quarter questions
Do you cover smaller places like Quarter?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near Chatelherault station?
Yes. We work for letting agents and landlords as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.
How long does remedial resealing take?
The number of joints and layers decides it. We’ll tell you before work begins.
Can you quote for more than one area?
Of course. Doing several areas at once is normally more efficient.
Are you fully insured?
Yes. Full insurance covers our work.
Where do you work from?
We work from Crawley. We cover Quarter and the rest of South Lanarkshire, along with the rest of our area.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

When something else is needed
We will always be straight with you, so here’s what sealant cannot fix:
- A tray or worktop that needs refixing first
- Failed tanking or loose tiles behind the sealant
- A tray or bath that’s cracked
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.
Surfaces we seal
- Botched or over-sealed joints
- Shrunken worktop sealant
- Expansion joints
- Leaking tray & enclosure joints
- Failed movement joints
- Mouldy bath & shower sealant
Do you need remedial sealant in Quarter?
Joint depth matters. Sealant packed too deep, or stuck to the back of the joint as well as the sides, can’t stretch, and tears at the first real movement. Backing rod or bond-breaker tape prevents it.
These are the problems we’re asked about most:
- Caulk or the wrong sealant used in a wet area
- Smears and lumps from a botched reseal
- Black mould underneath the bead
- Gaps opening along the back of the worktop
Managing a site like Larkhall Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
Questions to ask before booking
- Are they insured?
- What happens if the job turns out different
- Who turns up on the day
- Whether all the old sealant comes out first
How the visit works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, depending on how many layers have to come out, and the area is left clean. Somewhere like Quarter may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we work out whether the problem is the sealant, movement or a leak.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- The joint is tooled and you’re told about anything else we found.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Clear the area around the work
- Keep children and pets away from the work area

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
