How we handle fire rated sealant in Quarter

Until it’s heated, intumescent sealant behaves like an ordinary sealant; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through. We are often asked to deal with holes left by a change of layout and gaps where walls meet ceilings or slabs, across service penetrations, linear gaps and flats & HMOs.

In a smaller place like Quarter, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

Big or small, you get the same 12-month guarantee.

Fire rated sealant around Quarter

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.

Community buildings like Quarter Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building. If you let a flat or house near Chatelherault station, any gap left by new services in shared walls should be closed with a fire-rated product. Schools such as Larkhall Academy are buildings too, and fire-stopping around service openings should be restored whenever new services go in.

Quarter is about 2 miles west of Larkhall, in South Lanarkshire. We carry out fire rated sealant for householders, landlords and businesses in Quarter and nearby, as part of our work across South Lanarkshire. Our South Lanarkshire coverage runs to 139 places, and Quarter is one of them. Glasgow is on our list too, about 12 miles from Quarter.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

How we quote for fire rated sealant

You’ll get a clear quote before work begins. It takes into account:

  • The type of sealant required
  • How many areas need sealing
  • The size of the job
  • Whether old sealant or filler has to be cut out

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.

Asking for a quote

When you contact us, it’s useful to know:

  • Photos by email, if that’s easy
  • How we’d reach the joints
  • Where the property is
  • How many joints, rooms or windows are involved

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved before giving you a price.

Why act early in Quarter

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Why book with us

The process

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes from a few hours to a few days, depending on the number of gaps and the access for a typical job. Around Quarter, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. We remove any old or unsuitable filler and clean the gap.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Finally, we list where we worked and what we used, for your records.

Getting ready for the visit

  • Clear items away from the joints we’re working on
  • Let us know about stairs, lifts or work at height
  • Mention any sign-in or site rules at work premises

FAQs for Quarter

Do Scottish building rules affect fire-rated sealant work in Quarter?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Can you help a landlord with a rental near Chatelherault station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

How much does fire rated sealant cost in Quarter?

It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk and tell us what needs doing and where.

Are you fully insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

Will we have a record of what was sealed?

Yes. We record the locations we’ve sealed and the products used for your files.

What does intumescent mean?

Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent ones swell in heat, and they’re one option among several. We use whichever the specification and tested details call for.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Include hidden areas like risers in routine checks
  • Make resealing part of every contractor’s brief
  • Plan fire stopping into any work that goes through walls or floors
  • Keep the record of products and locations with your fire safety documents

Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.

Any job that breaks through a wall or ceiling should include resealing. Doing it at the time avoids leaving gaps behind.

When something else is needed

We’ll always be straight with you, so here’s what new sealant will not do:

  • Certifying a building or signing off its fire safety
  • Deciding what fire stopping a building needs
  • Large holes that need a different fire-stopping system

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Door frames
  • Linear gaps
  • Service penetrations
  • Pipe & cable gaps
  • Flats & HMOs
  • Plasterboard & masonry

Different surfaces, different methods

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Crumbling edges are cleaned back before the sealant goes in.

Linear gaps

Linear gaps run along the head of walls, at floor edges and between panels. We seal them to the tested detail, with backing where it’s needed.
