Need floor joint sealing in Quarter?

Floor joint sealing in Quarter, done properly

The gap under a skirting board often opens as floors and walls move with the seasons. Decorators’ caulk generally cracks where there’s movement, so we use a flexible sealant that moves with the floor. We work on wet room & bathroom floors, tiled floors and thresholds, and the jobs we see most are grout used at the floor edge instead of sealant and threshold joints that have opened or worn.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

What floor joint sealing looks like in Quarter

Across South Lanarkshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

For buildings such as Quarter Church, floor and skirting joints in halls and kitchens wear like any others. If you look after a building such as Larkhall Academy, entrance and corridor floor joints take a lot of traffic. If you let a flat or house near Chatelherault station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Quarter is about 2 miles west of Larkhall, in South Lanarkshire. Whether you’re in the middle of Quarter or further out, floor joint sealing is available for homes and businesses alike. Our area takes in 139 places across South Lanarkshire, large and small. Glasgow is on our list too, about 12 miles from Quarter.

Different surfaces, different methods

Commercial floors

Shops, offices, warehouses and units all have floor joints that need sealing. The sealant is chosen for the traffic the floor takes.

Concrete floor joints

Sawn joints in concrete floors control where it cracks. They’re resealed with a product chosen for what runs over them.

Landlords, agents and businesses in Quarter

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What happens on the day

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a morning or an afternoon for most homes from start to finish. For a place like Quarter, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. We remove what’s in the joint now.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

What affects the quote in Quarter

We quote each job individually. These are the things that affect it:

  • How much old sealant there is and how hard it is to remove
  • The product the joint needs
  • How much there is to do
  • Mould in or behind the old joints

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.

What we need to know

What to tell us when you ask for a quote:

  • Where the job is, and your postcode
  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking
  • How we’d reach the joints

Getting a quote is simple: tell us what needs doing and where and its rough size. A few photos by email make the job easier to understand.

Honest limits

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Structural movement or subsidence
  • Bouncy or failing floorboards
  • Concrete repairs beyond the joint

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Wet room & bathroom floors
  • Thresholds
  • Skirting boards
  • Concrete floor joints
  • Tiled floors
  • Commercial floors

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Do not fill floor joints with caulk where they move or get wet
  • Use a well-wrung mop rather than flooding the floor
  • Ask before painting over a sealed joint
  • Cone off fresh joints until they’re ready

Keep off the joint for the time we give you. Light foot traffic is usually fine sooner than wet cleaning or wheels.

A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier and stops it getting worse.

Your questions about floor joint sealing in Quarter

Do you work for landlords with property near Chatelherault station?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Do you cover smaller places like Quarter?

Yes. Quarter is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Why does the gap under my skirting keep coming back?

Movement from drying timber and settling floors. Rigid fillers split, so we use a flexible sealant.

Is there a guarantee?

Yes. Each job is guaranteed for twelve months, large or small.

How long does the job take?

That depends on the amount of work, but as a guide it takes a few hours, depending on the length of joint. We will tell you when we quote.

Do you seal warehouse floor joints?

Yes. We clean out the joints and reseal them with a product suited to the floor. Let us know about the traffic and we’ll quote.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.
