We work on plasterboard & masonry, linear gaps and flats & HMOs, and the jobs we see most are door frames with gaps between frame and wall and cracked or shrunken fire-rated sealant.
For holiday lets, guest houses and community buildings in or near Earnock, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

DIY sealant or a professional job?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Different surfaces, different methods
Masonry and concrete
Preparation counts on brick, block and concrete. The gap is cleaned and backed where required.
Linear gaps
Gaps along the top of partitions are easy to miss above a ceiling. We work along the whole run.
What fire rated sealant looks like in Earnock
In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.
For site and facilities teams at buildings such as Hamilton Academy, fire-stopping around service openings should be restored whenever new services go in. Letting a property close to Chatelherault station? Then any gap left by new services in shared walls should be closed with a fire-rated product.

Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Signs you need fire rated sealant in Earnock
Sometimes the wrong product was used from the start: general-purpose foam, everyday silicone or caulk where a fire-rated seal was needed. It may look fine, but it isn’t a fire-rated seal.
People usually contact us after spotting something like this:
- Gaps left after a refit or conversion
- Gaps flagged on a fire risk assessment
- Unsealed gaps where pipes and cables go through a wall
- Fire seals that have cracked with movement
Community buildings like Hamilton South Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.
What to look for in a quote
- What preparation is included
- Are they insured?
- Is the old sealant removed completely?
- How much experience the applicator has
How it works
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours for a handful of gaps, and longer for a whole building for a typical job. Outside jobs in Earnock need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Dust and loose debris are cleaned from each gap.
- We apply and tool the sealant to the product’s tested detail.
- We record what was done and flag anything that needs a different system.
Before we arrive
- Mention any tricky access
- Plan for the work area to be out of bounds to pets and children
- On commercial sites, let us know about site rules

Advice
Honest limits
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Deciding what fire stopping a building needs
- Construction that does not provide fire resistance on its own
- Issuing a fire rating or certificate for a building
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.
Surfaces we seal
- Service penetrations
- Door frames
- Flats & HMOs
- Linear gaps
- Plasterboard & masonry
- Pipe & cable gaps
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Make resealing part of every contractor’s brief
- Do not paint over fire sealant until it has cured
- Allow for resealing whenever new services are run
- Keep general-purpose foam and caulk away from fire-stopping gaps
Avoid covering a sealed gap with anything that is not part of the tested detail. If it needs repair, use the same type of product. We can tell you which product we used.
Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.
Earnock questions
I let a flat near Chatelherault station. Can you help?
Yes. We work for landlords and agents as well as homeowners. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
Will you come out to Earnock?
Yes. Earnock is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do I need to be at home?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme.
Can ordinary silicone be used in a fire-stopping gap?
No. A gap that needs fire stopping needs a tested fire-rated product, installed to its details.
What’s the difference between intumescent and fire-rated sealant?
An intumescent sealant expands when it gets hot, helping close the gap. Intumescent sealants are one kind of fire-rated sealant; which product suits depends on the gap, the substrate and the service.
Can you tell me how many minutes the seal will last?
We do not issue ratings or certificates ourselves. The performance comes from the product’s tested details and the specification from your assessor or designer; we install to those details and record what we did.
Do you work in flats, HMOs and commercial buildings?
Yes. We work in flats, HMOs, schools, offices and other commercial buildings, including occupied ones. The order of work and access are planned with you.
